Conscious of the limited housing options available to people with disability, we care about providing our tenants with top notch residences they are proud to call home.

We are excited to showcase our two newly completed Specialist Disability Accommodation homes in Nuriootpa.

These modern homes have been thoughtfully designed to the highest standards of accessibility, providing a supportive and inclusive environment to their residents.

What Costs Are Involved When Living in SDA?

Moving into Specialist Disability Accommodation (SDA) comes with some financial responsibilities.

Here is what you need to know:

Rent Contribution
You will pay a Reasonable Rent Contribution to your SDA provider, similar to a rent in a standard tenancy agreement. For details, refer to the NDIS Pricing Arrangements for SDA or contact NDIS Enquiries.

Utility Bills
Utility bills, such as electricity, gas, water and internet, are your responsibility.

Optional Costs
Optional costs including contents insurance are also separate from your rent.

Daily Support Services
Your NDIS Service Provider uses your NDIS funding to deliver daily living supports or community participation, to help you live independently.

Specialist Disability Accommodation Funding
SDA funding is claimed by your SDA provider, New Dawn Housing, directly from your NDIS plan. This funding is specifically allocated to cover the cost of building and maintaining the SDA property. It does not cover rent, utilities or personal living expenses.

Is Specialist Disability Accommodation (SDA) Funding Right for You?

To be eligible for SDA funding, individuals must meet at least one of the following criteria:

Extreme Functional Impairment: People with significant difficulty in performing daily tasks independently such as showering, cooking, getting in and out of a bed.

Very High Support Needs: People requiring a lot of person to person support for a significant part of the day.

If you or someone you know meets these criteria, they could be eligible for SDA.
