O primeiro-ministro Boris Johnson quer ajudar 2 milhões de pessoas a comprar sua primeira casa, declarou ele em um discurso na terça-feira dia 6 Outubro 2020.

De acordo com o instituto de banco e finanças da Inglaterra Praticamente todo primeiro-ministro britânico nas últimas décadas tentou consertar o mercado imobiliário desigual do país. O Reino Unido constrói muito poucas novas propriedades - o número de casas concluídas no ano passado foi quase o mesmo que em 2007 - e elas estão fora do alcance dos compradores mais jovens. Esses problemas agora são agravados pelos choques do Brexit e da crise da Covid-19. Mexer no mercado de hipotecas é um lugar relativamente rápido para começar.

Talvez a solução menos cara, sugerida por Johnson em uma entrevista recente, seja desfazer das regras rígidas pós-crise que exigem que os bancos testem a capacidade dos possíveis clientes de pagar os empréstimos imobiliários, mesmo com taxas de juros muito mais altas. Isso, por sua vez, permitiria aos bancos fazer empréstimos maiores - Johnson sugere 95% do valor da propriedade - tornando mais fácil adquirir a casa própria.

Eliminar os cheques de acessibilidade parece uma jogada arriscada. Durante a crise financeira, o governo foi forçado a resgatar bancos que haviam feito grandes empréstimos hipotecários. I see Opportunities everywhere, Back to Stamp duty announcement On Wednesday 8th July 2020 by the Chancellor on properties up to the value £500,000. This opportunity is happening now and will be in place until April 2021.

So, what does this Stamp Duty holiday announcement mean for buyers?

Before the Government’s announcement, Stamp Duty policy already benefited first-time buyers, who were entitled to relief for the first £300,000 on properties up to a value of £500,000. For example, if you were a first-time buyer moving into a property priced at 357,500, you would pay stamp duty on the £57,000 equating to £2,875.00.

Not a first-time buyer? Before this announcement you’d have been paying £7,875.00 for an apartment priced at £357,000.

These costs have now been temporarily postponed. Stamp Duty won’t be due on any property valued up to £500,000 – whether you’re a first-time buyer or not. There will, however, be a Stamp Duty rate of 3% for those purchasing additional dwellings at this price point.

Of course, the higher the value the more you’ll be saving. If you’re a second-time buyer, looking at property valued at £490,000, you will now save a whopping £14,500 if you complete before April.

This is clearly fantastic news But for second-time buyers this news is even more significant and timely.

Right now, second-time buyers are also taking advantage of Help to Buy before the existing scheme comes to end in April. After April 2021, Help To Buy will be for first time buyers only. Gratitude is the word for yesterday’s online party, thank you all that showed up. You are amazing. We had laugher & tears, we shared good times & challenging moments too, we had teardrops and virtual hugs and most importantly we shared love and gratitude for this moment. We shared strategies to cope and look after our wellbeing. we are also planning a virtual yoga class, and I believe that every single one of you that showed were there for a reason and to learn from each other.
