Annual photo of my "wfh" backyard for the next week. My kiddos and I are visiting grandpa on the Crystal River (CO). We'll hike, fish, eat good, as well as work pre-approvals and move our OTC (One Time Close) construction loans through the process (I'm working on 4 right now and a reno bw me and my mentor).

Pictures: my daughter (6) playing with rocks, my son (9) trying out his new waders fly fishing, & grandpa behind him! Unfortunately mama had to stay behind and do her work magic in person.

2024 loan limits were just officially released by the Federal Housing Finance Agency (FHFA) & the new number is $766,550 nationwide. This is up 5.56% from last year's limit of $726,200. And in high cost areas like LA/OC, the new limit is $1,148,825 before becoming a Jumbo loan! Yep, instead of the housing market crashing, the home price index up 5.56% from Q3 2022 to Q3 2023 as we've been telling you!

For Veterans and AD, this matters because of raising the amount of your bonus entitlement you have remaining if you've ever used your VA Loan before and it hasn't been restored. Hit me up if you want me to calculate how much entitlement you have left before needing a down payment (if you want to keep your current property!)
