Most homes on the Balboa Peninsula are squeezed onto narrow lots. This one is not.
Set on a rare triple lot overlooking the marina, the residence had room to breathe from the start. A south-facing entry garden buffers the street, shielded by translucent glass that protects and teases in equal measure. From the gate, you see straight through to the water, as if the house itself is transparent to the view.
Bold, veined white marble clads much of the exterior, resistant to the salt air and striking against the harbor light. The same marble flows inside, creating seamless continuity between interior and exterior. A floating glass bridge crosses the lower-level pool into the great room, where pocketing walls open fully to a covered terrace, fireplace, and spa. Below, a sea-level terrace meets the harbor directly, with light shifting constantly across glass, water, and stone.
A stainless steel spiral staircase with limestone treads connects all three levels, offering a rare moment to take in the full scale of the home, front to back, top to bottom.
