The Coffey Building Group Management Team has been working together for many years and combined have 202 years experience in the construction industry. All members of our distinct management team have worked as tradesmen, and are college graduates or successful entrepreneurs, giving them a unique combination of knowledge, experience and craftsmanship. Project Manager Requirements:

The Project Manager (PM) should have at least 10 years’ experience in the construction industry and have a thorough understanding of drywall/metal stud systems. The Project Manager should have at least 5 years’ experience managing projects over $5M. The PM must demonstrate their skill and ability to understand and interpret contract documents, perform quantity take-offs and anticipate production rates for the installation of our trade materials. The PM must have a complete understanding of construction documents, be able to perform a constructability review, formulate change order requests, be well versed in construction language and possess the knowledge and ability to write RFI’s whenever additional information or clarifications to the construction documents is needed. The PM must be able to work side by side with the CBG office and field staff as well as all project team members. This position requires an analytical mindset, an ability to anticipate project issues, outside the box thinking, good common sense, and the ability to negotiate. The PM must possess strong people skills, great communication skills, be a team player and be able to articulate the Companies position on any and all topics related to issues or disputes that may arise.

Key Duties:

• Thoroughly review plans and specifications and have a complete understanding of the project before and during the construction process
• Buyout of any needed sub-trades not performed in house
• Assemble all needed Submittal Packages for each project (to be assisted by PE)
• Work closely with the Estimating Department
• Perform accurate quantity take-offs and pricing for all labor and materials for changed or added work
• Write RFI’s to GC’s whenever there are clarifications needed or information missing
• Attend pre-bid meetings
• Attend pre-bid job walks.
• Attend post-bid meetings
• After award of project, work with the Estimator in preparing budget reports for the accounting department to input into the Company accounting system.
• Work with the Estimators in preparing project schedule of values for the accounting department to input into the Company accounting system
• After award of project, collect all bidding materials, including, material vendor quotes, sub-contractor quotes, RFI-Q & A’s, notes taken, as well as all plans and specs from the Estimating Department
• During the bidding process and after the award of a project offer Value Engineering ideas to the GC and or Construction Management team.
• Attend progress job walks and meetings as needed
• Update PM team on the status of all projects at weekly PM meetings
• Build and maintain relationships with current clients as well as prospective clients
• Work diligently to meet or exceed project budgets
• Attend and participate in CBG staff meetings
• Negotiate change orders when necessary
• Work with AR & AP departments on monthly project billings
• Assist accounting with billing issues and past due payments
• Attend and participate in CBG WIP meetings as requested
• Participate in hand off meetings with Estimating team on each project
• Manage project budget
• Accurately forecast project completion costs



Strategies:

The Project Manager is constantly monitoring the progress of every job and looking for ways to improve on the Company’s profitability and client’s satisfaction. This position requires personal interaction with clients, vendors, architects, engineers, owners, and owners’ representatives. The PM may be required to work long hours and do a fair amount of traveling. The PM should on a regular basis spend time performing business development with clients by way of going to luncheons, dinners, or attending golf tournaments or other social events. The PM must build, maintain and nurture relationships with clients and other sub-contractors. The PM must be an outside the box thinker and should always be forward thinking in ways to better the Company’s profit margins, image and client relations. The PM should from time to time update the Marketing Department on new and innovative products and procedures that the Company has implemented that will help in the Marketing of the Company.

Facility Technician Job Description and Requirements
Duties:
• Maintain, service and perform minor repairs on building, equipment and small tools
• Grounds/landscape upkeep (Mow grass, irrigation repairs, rake leaves, trim bushes and trees etc.)
• Warehouse maintenance
• Light janitorial duties
• Occasional deliveries
• Wash company vehicles


Qualification Requirements:
• Basic knowledge of HVAC, plumbing and electrical systems

Primary Responsibilities
• Ensure that all purchase orders have their associated material costs entered accurately and in real time
• Tie the cost to the job quote
• If no quote is available, obtain an Order Acknowledgement or get “over the counter pricing”
• Receive, reconcile and process all gas receipts
• Receive, reconcile and process all Home Depot receipts
• Receive, reconcile and process all field reimbursements
• “LEED” compliance reporting
• Order all office and maintenance supplies
• Source supplies from company approved vendors
• Do a weekly check that inventories are enough for the offices needs
• Manage all office and maintenance inventory in an organized and tidy manner
• Occasionally assist the warehouse personnel with uncommon duties
• Reconcile the Amazon and Staples bill every month
• Reconcile the Verizon bill every month
