Lamborn Hunt Homeowner's Association This community is nestled in the beautiful rolling hills of Southern Chester County, just outside the town of West Grove. R at top of ramp. R on Guernsey Rd.

It is located only minutes from Rt. 1 and Rt. 841 in the Avon Grove School District. The homesites are surrounded by open space, rolling meadows and ample tree lines. This location provides a keen sense of community with its tree-lined streets, sidewalks, landscaped berms and walking trails. Lamborn Hunt not only offers all of this, but it is also situated next to the Goddard Park. Travel 1/4 mile to first light. L on Old Baltimore Pk. Travel approx. 1.9 miles. Follow Guernsey Rd to stop sign at State Rd. L on State Rd. R into community on Lamborn Ridge Dr.

Just a reminder….

Quarterly assessments are Due February 1st which is THIS Sunday.

Every homeowner should have received a coupon book as a reminder to mail in payments.

If you have NOT received your coupon books or have any questions or concerns please reach out to Lisa Kelly with Kelly management.

Also, communications are being mailed out with information on the annual HOA meeting.

If you want to voice any concerns or just REALLY want that shed, please join us!

We would love to have a good turnout this year.

Reminder: The first quarterly assessment payment for 2025 is due February 1st

Good morning. Our HOA Landscaping contract has an annual planned mowing which will take place in the late fall time period. This is our typical maintenance frequency for some years now. We did do a trial mowing, mid summer recently, but moved away from that to save costs vs any benefit.

With the prolonged heat and humidity this summer it does seem that mosquitoes have been worse at times.

Please disregard the previous communication about the HOA switch to Trident Property Management. We have cancelled our agreement with Trident Property Management for breach of contract and are switching to Kelly Management Services.
Please be on the lookout in February for a letter in the mail along with contact info and information for paying first dues for 2024. In the interim, please use the following email address to contact the HOA Board: lambornhunthoa@gmail.com

The deceased deer at the top of Edna Jane Ln has been brought to the HOAs attention. The township has been contacted regarding removal.

Below is a brief recap of yesterday’s HOA meeting:

Financial Report
1. The financial position of the association was reviewed. It is in a suitable position for 2020 and 2021. It is anticipated a dues increase would be implemented in 2022.
2. The balance of unpaid dues and legal fees is approximately $9,500, which the HOA continues to aggressively pursue via legal means.

Updates and Discussion of HOA Business
1. For 2021, the HOA Board will be looking to utilize landscaping funds to aerate and seed a limited portion of common area. Thereafter, a rotation of all common area would become a normal part of the landscaping maintenance.
2. The cul-de-sacs on Edna Jane Lane and Conrey Trail in addition to a section of Mary Ann Court had breakaway posts installed in 2019 to deter off-roading. The posts have proved to be successful. The Township will observe for the Winter of 2020 to, hopefully, make a final confirmation that the cul-de-sacs will not be paved.
3. In 2020 the HOA Board researched and installed more reliable lighting fixtures at the State Rd entrances.
4. In 2020, the walking trail area connecting Lamborn Hunt and Stone Croft was beautified and dead trees were removed.
5. Remediation of downed trees and trees in basins are expected to be completed before the end of the calendar year.

Election of Board Member
Alexandre Novikov was added to serve a 3-year term on the HOA Board.
