John Taylor - Taylor & Taylor Real Estate

Well, it’s hard to miss John Taylor when he is in the room with his swished white hair, his blue eyes, great smile and his big presence. His presentation this morning at the BBN breakfast put the ‘REAL’ in who he is.

So who is he?

…One of the most genuine, heart-felt, loyal guys you could ever meet.

This is clearly reflective in the way he conducts Taylor & Taylor Real Estate.

His story of how he came to being a real estate agent is one of inspiration.

Coming from a family of 11, circumstances led to him leaving home and school at the age of 16 and straight into work. It was at this time when he met his beautiful wife and they have been together for 39 years!!!! They have two boys and it is clear to see where his values lay.

John’s previous life to real estate involved hard-core surf life saving, Marshall Arts, working as a state wool buyer and a mortgage broker.

But being on the road all the time in these roles, and traveling interstate, kept him away from his family too much, for way too long, and it wasn’t the lifestyle he wanted. So it seemed a natural progression into real estate to gain that work/life balance, which is so important to him.

He could see a gap in the market and he needed to fill it...

Now the Principle of Taylor & Taylor Real Estate, he is an Agent and a Property Manager.

But it’s his passion and care that sets him so far apart from any other real estate agent in Adelaide.

‘Humble’ and ‘Honesty’ aren’t two words you normally associate with a real estate agent 😂 but this is what John is all about and why he fills the gap that this market really needs.

Obviously he has extensive skill-sets in negotiation & sales (from his previous work-life), as well as real estate transactions and short sales.

Before any house goes on the market, he will arrange a building inspector to give it a once-over to see if anything needs to be prepared/fixed prior to selling, see where value can be added, or not, and it allows him to value the property honestly.

During a house inspection he will add little touches to make the house more warm & inviting. On Auction Day, he arranges to have a sandwich van or a coffee van outside the property. Then once the property has been sold, he even organises a chef to come to your home, once you have settled, to cook for you a your special family & friends, to celebrate your purchase.

Patrick Anderson (our own Matt Damon! 😁) is a graduate solicitor at Bambrick Legal - a boutique legal firm in Kent Town.

He presented this morning at the BBN (Better Business Network) Breakfast at La Vita Cafe Ristorante and he focused on why estate planning is so important.

I know we don’t like talking about death but the reality is that it will happen one day and it’s up to us to make sure that the people we leave behind (our loved ones) are not left with a legal fight on their hands to receive and/or keep what is rightfully theirs.

Estate planning is a positive action and will define your living legacy through your children, your family and the causes you support.

And its more than just sorting out your bank accounts and property investments…it’s EVERYTHING, right down to who will act as Guardian for your young children if something were to happen.

With the complexities of family situations & relationships nowadays - marriage, separation, divorce, blended families, defactos, etc - you really need to seek the advice of a solicitor to have your Will in place before the inevitable happens.

Hayley is just a breath of fresh air when she speaks and her presentation this morning at Better Business Networks Group just showed how clever and genuine she is when it comes to all things financial.

She is the Principal Financial Advisor of Dyson Financial and has extensive experience in finance - 9 years as a Planner plus 14 years in Banking.

She also has her Bachelor of Business in Commercial Law; her Bachelor of Applied Finance; Advanced Diploma in Financial Services; MBA & Maters in International Finance…and that’s not taking into consideration all the other education she continues to undertake to keep her on top of her game.

All makings of a great financial planner!

What really stood out was how she is so passionate about helping her clients achieve their financial goals.

Hayley loves working with the everyday person - the mum’s & dad’s - to help them consolidate their Superannuation, Estate Planning, Investments, Aged Care Advice and Business Protection (just to name a few).

But she is most passionate about Personal Protection…this is what she really specialises in (and excels at).

A wonderful presentation this morning by Michele Chantrell at Zebra Bookkeeping (page found at Zebra Crossings)

She definitely makes bookkeeping FUN with her great sense of humour.

The reason behind the name ‘Zebra Bookkeeping’ is because of her love for horses and zebra’s are "just like horses with stripes!" LOL 😂 (she lived in South Africa for 3 years!!)

One definition she shared about the meaning of ‘Bookkeeper’ was “Someone who does precision guesswork based on unreliable data provided by those of questionable knowledge” As a small business operator myself doing my own bookkeeping, I definitely fall under that definition :) !!

But really, it means “The activity or occupation of keeping records of the financial affairs of a business” And we, as small business owners like to wear many hats but being a bookkeeper should be one hat handed to those who know what they are doing...it's so important.

And a Bookkeeper is very different to an Accountant because a bookkeeper is responsible for the recording of financial transactions - from your day-to-day bookkeeping, handling BAS returns and providing BAS & GST advice - you could say they are are preparing everything for your Accountant who handles your tax returns, provides tax advice and offers a higher level of management reporting based on the information you provide from your bookkeeping. So they are very different and just as important (if not more).

Michele is so passionate about bookkeeping and she is always keeping up with the changes so we, as business owner/operators, don’t have to boggle our mind with this.

Her clients range from small one-man businesses to the more complicated business structures of national businesses and everything in between.

Jim’s Building Inspections

We had a great presentation this morning by Nick Delo at Jim’s Building Inspections.

He showed us some of the shonky things he sees when inspecting a home. I'm so glad we can call on him to check over everything when buying a home, selling a home, before you start a home renovation or just a general check over your current home.

The scariest story was a roof-top…

From the outside, the roof looked fine but when he crawled inside the ceiling cavity, it exposed how the tiled roof was held up by shonky struts and a wooden post held in place by a car-jack!! It sounds like he saved the 'interested party' from a financial nightmare.

Nick says that moisture would have to be the biggest defect in a home (and sometimes, hardest to see to the ordinary person). And moisture is generally the leading cause to most other issues - mould, rust, rising damp, wood-rot and termites.

Another issue that may not be obvious to most, is Asbestos and Nick can identify if your home contains asbestos (always good to call on an expert if you are considering renovations).

A building inspector sees the unseen! What may look good to us on the surface, may not be the case when inspected properly - looks can be very deceiving.

I would definitely want Nick on my side when it comes to buying a home just to know what issues I need to consider if I proceed with the purchase (if any) and peace of mind that I am getting what I am paying for.

He also helps real estate agents right from the beginning to establish if the vendor needs to fix anything before it goes on the market and/or to inform any interested parties of any issues they may need to address after purchase…Everyone HAPPY!! :)
