What does the capital works fund pay for? ๐Ÿ—๏ธ

The capital works fund (previously called the sinking fund) is the savings account for your buildingโ€™s big-ticket items. It covers major repairs, replacements, and upgrades โ€” such as roof repairs, lift overhauls, repainting, window replacements, and plumbing renewal.

Every year, owners contribute based on the forecast in the 10-year capital works plan, which predicts what will need attention and when. This helps the owners corporation spread out costs instead of facing sudden, expensive special levies.
