What’s the difference between common property and your lot? 🧱🏡

What does strata insurance actually cover? 🏢☔

Strata insurance protects the building and common property, including things like the structure, walls, roof, shared facilities, and sometimes fixed items such as floors, wiring, and plumbing. It’s arranged by the owners corporation, not individual owners.

This cover ensures the whole building can be repaired or rebuilt after damage from events like fire, storm, or water leaks. It doesn’t replace your contents insurance, which you’ll need for personal belongings inside your lot ✅

How does my unit entitlement affect my strata levies? 📊🏢

Every lot in a strata scheme is assigned a unit entitlement, shown on the registered strata plan. This number represents your share of ownership in the building — and it directly affects both your levy contributions and your voting power.

Lots with higher unit entitlements (usually larger or more valuable apartments) pay a bigger share of the building’s expenses. They also hold greater weight when votes are decided by unit entitlement, such as when budgets or bylaws are approved.

What does the capital works fund pay for? 🏗️

The capital works fund (previously called the sinking fund) is the savings account for your building’s big-ticket items. It covers major repairs, replacements, and upgrades — such as roof repairs, lift overhauls, repainting, window replacements, and plumbing renewal.

Every year, owners contribute based on the forecast in the 10-year capital works plan, which predicts what will need attention and when. This helps the owners corporation spread out costs instead of facing sudden, expensive special levies.
