Can owners use unoccupied visitor parking spaces? 🚗🅿️

You arrive home after a long day at work. There's no nearby street parking, and your primary car is parked in your allocated space - but you do notice that one of the visitor parking spaces is vacant. Is there really any harm in parking there, even just for the night?

The rules are clear: these spaces are for visitors only. Owners and tenants cannot use visitor parking, even if the spaces appear unoccupied. Most schemes enforce this through strict by-laws, and misuse can result in penalties.

Respecting visitor parking ensures fairness and convenience for everyone in the building community ✅

Where can I find a copy of my by-laws? 📚🏢

By-laws set the rules for living in your building, covering everything from renovations to pets and parking. It’s important to know what applies in your scheme.

The easiest way to get a copy is through your strata manager. You can also find them on the strata roll, or request a search of records through NSW Land Registry Services.

The importance of having a comprehensive and robust initial maintenance schedule 📋✅

The handover of a strata building is a pivotal moment—one that determines whether management runs smoothly or falters. Unfortunately, until now, legislation has lacked clarity, leading to inconsistent and incomplete IMSs, unreliable cost forecasts, and trust issues 📉

But change is on the horizon: new reforms set to be introduced by the end of the year will mandate a standard IMS format, delivering much-needed consistency at handover!

Who is responsible for maintaining the strata roll? 📋🏢

The strata roll is the official record of all lot owners, tenants, and other key details about your building, and keeping it up to date is a legal requirement.

In most cases, the strata manager will maintain the roll on behalf of the owners corporation, but it is important that owners and landlords make sure their contact and tenancy details are kept up to date ✅
