Thank you to everyone who joined us for the BOMA Edmonton Brokers’ Forum, presented by GDI Ainsworth Inc. at the Fairmont Hotel MacDonald! It was an inspiring day of insights on the trends and shifts defining Edmonton’s commercial real estate landscape.

🔌 Industrial Market Update: Alberta is quickly becoming a hotspot for data centers as demand rises for cloud, AI, and 5G infrastructure! Bronwyn Scrivens (JLL) revealed that our cool climate and energy supply make Alberta ideal—but power demands are surging, with searches using 17x the power of a Google search!

🏢 Multifamily Market Growth: With 63,000 new residents in 2023 alone, Edmonton’s rental demand is outpacing supply! Jane Pascal (Marcus & Millichap) noted that even with 6,600 new units, vacancy remains tight—especially downtown.

🛍️ Retail Sector Trends: Cost pressures are prompting new strategies for Edmonton retailers. May Cuan (Omada Commercial) shared how rising CAM fees and taxes are impacting lease negotiations as national brands continue to see value here.

🏙️ Office Market Update: Cory Wosnack (Avison Young) challenged us to rethink downtown office values, with some selling at 35% of assessed value. Exciting opportunities for residential conversions and a growing education district are part of downtown’s new vision.
