Hello Mario here, I recently came across a post on The Society for Psychical Research' page which I was critical about. The post was to a linked article by paranormal-magazine .com

Now I'm not one to play Comment wars with anyone so this is what I have to say.

My critique was;

“Hmmmm whilst some concerns may be justified... I expected more from the renowned SPR than just a copy and paste job from ChatGPT AI. 🤔”

The lazy over use of AI is more than evident with the simple copy and paste of their prompt result and for SPR to promote it without any “research”, which is a word that defines their identity, is somewhat insulting when so many of us uphold their values.

In response to that lazy use of AI, I decided to write my own article on the concerns with the conjuring house sale. And yes I used AI also for the initial gathering of sources, then checking those sources after which I did further online searches myself and then compiled this article below combining it with knowledge I gained following the story.

We must not use this technology to fill the algorithmic waves with unvetted unthought out content.

We are what we ingest. Feed people's minds and forget about the incessant need to create daily content so that you'll be noticed.

What’s happening with the famous “Conjuring” farmhouse?

Lets firstly have a brief recap on how the property went from a privately run paranormal attraction to a regulatory and financial mess between having its licence revoked, criminal charges for the owner, mortgage in default. The previous owner, Jacqueline Nuñez, had dragged the name of the property through the mud, mistreating staff, failing to provide a safe environment to those who booked the property for investigations, and threatening online harassment of individuals and groups. It was a constant case of what measure of drama could occur today with Ms Nuñez.
The town of Burrillville voted not to renew the house’s entertainment/business license in November 2024 after finding regulatory problems, the lack of required workers’ comp insurance, application issues, and citing concerns about the owner’s interactions with officials. The business was effectively ordered to stop operations.

This all played into the downfall of Ms Nuñez. Nuñez was arrested and charged with driving-related offenses (including DUI) after an October 2024 incident; other court-related problems and failure-to-appear issues followed. These incidents fed local distrust and became part of the reason the town was reluctant to allow the business to operate.

Moving forward, an auction was scheduled for Halloween 2025.

Enter a plea from Andrea Perron, whose family once lived in the historic and allegedly haunted home, publicly begged for responsible caretakers, naming Jason Hawes, a veteran paranormal investigator spanning over 30 years of investigations, her desired savior for the 300 year old property. Mr Hawes proclaimed on multiple occasions his disillusionment with ever owning the property. However, since the plea, Mr Hawes took on the battle with hopes that with community involvement via a GoFundMe an LLC can be put in place to oversee and restore the property, keeping it open and financially accessible to the paranormal and historical community.

Concerns over financial gatekeeping in the paranormal community grew with the recent acquisition of famed Paranormal Investigators, Ed & Lorraine Warren's Home by Comedian Matt Rife and YouTube Influencer, Elton Castile. The duo are now temporary stewards of the Warrens Museum of haunted artifacts.

This followed a troubling trend in the paranormal community that has seen Influencers purchasing alleged haunted locations and converting them into for-profit attractions.

Mr Rife and Mr Castile expressed interest in placing a bid into the Harrisville/Burrillville home. Directly going in competition with other bidders including Mr Hawes.

After operational and financial problems with the previous owner the property in question fell into foreclosure and a mortgage-foreclosure auction was scheduled for Oct 31, 2025.

The planned Halloween auction was canceled when the mortgage holder sold the underlying loan. The buyer of that mortgage/loan has not been publicly identified meaning the house is currently in someone’s hands but we don’t know who.
That uncertainty is a big driver of present concern.
Clarification on the events and the status of the auction hit Mr Hawes and the supporting community with uncertainty when it felt as though the rug had been pulled from under Mr Hawes’ efforts to fulfill the wishes of his friend, Andrea Perron.

One of the key red flags regarding the acquisition of the conjuring house is that we don’t know who bought the loan. A private/trust buyer could restrict access, flip the property, or commercialize it in ways that erase historical context. Lack of transparency is a major risk.

These high-profile haunted properties are liability-heavy including aspects such as insurance, safety codes, zoning, workers’ compensation. Any buyer who doesn’t sort those out faces closure, fines, and reputational damage. This is something Matt Rife and Elton Castile are still learning, there may be bumps along the way but they're putting in the effort to learn as they go. These are factors Mr Hawes was well aware of and, as stated, did not seek to take on.

Previous owners to Ms Nuñez including the Perron family along with researchers have expressed concerns that the house will be turned into a “circus” or priced only for wealthy influencers; conversely, completely private ownership could lock the property away. Andrea Perron has been explicit that she wants caretakers who respect the site.

There is one factor that may play against Mr Hawes, and while I personally believe him to be a man of integrity and respect, the public is aware that Mr Hawes does have a heated history with the previous owner, Jacqueline Nuñez.
Ms Nuñez repeatedly harassed Mr Hawes via text messaging to the point where she even accused him of the attempted assassination of herself. Even providing alleged surveillance footage of a man on the property getting into a truck as evidence. A man that was not Mr Hawes.

WPRI .com reported;

“According to a police report, Nuñez posted surveillance video on social media, showing what appeared to be a man leaving the property in a truck, and she wrote that it “looked like Jason Hawes!”

Hawes said it’s been disproven that the man was him. He claims Nuñez then started sending him several text messages, including one that stated, “You will someday be prosecuted for your slander and numerous murder attempts on my life.”
“I am told that you know of the assassination attempt on me,” she texted, according to the police report. “I will never be defeated or destroyed by any [expletive] paranormal person, now or at any time in the future.”

Unfortunately Mr Hawes history with the property doesn't end there.

When YouTube Influencers Sam and Colby conducted their first “Hell Week” YouTube special back in 2023, the duo stayed at the “conjuring house” property for one week. In that time they met with two employees of the property known to many as the Paranormal Couple or by their given names, Cody Ray DesBiens and Satori Hawes, Mr Hawes daughter. The two would then demonstrate to the world an ability shared only amongst themselves to channel spirit in a way that left Sam, Colby and the Paranormal community Speechless.
This technique raised many eyebrows among the debunking community and caused a rift in the paranormal world. Many accused The Paranormal Couple of fakery pointing out that Cody managed to pull off the phenomena by clicking joints in his feet (a subject that one debunker, Beardo Gets Scared, in particular enjoys). The couple faced harassment daily to the point that Mr Hawes had to address the paranormal community on behalf of his daughter.

Mr Hawes proclaimed that the debunkers had a powerful role in the paranormal community but rightly pointed out the necessity to keep level heads and not endorse those who fill the air waves with hate and vitriol just to deliver their message. Mr Hawes then stated that it is the sole responsibility of the Paranormal Couple to address the concerns of the community as a whole and that he would be there to assist and oversee the presentation.
It was at this time also that as employees of Jacqueline Nuñez, Cody and Satori also had negative engagements with their employer. The rift began to show publicly from there on in.

A person with weak observational or research skills could make a false claim that with all this Mr Hawes is now acting out of the stable clear-minded character he has lived by and is simply attempting to acquire the property to harass and spite Ms Nuñez out of revenge.
Recently, Sam and Colby, who also own an alleged haunted site, The Farrar School, in Idaho, have stated they have no intention of making a bid to acquire the property and showed their support for Mr Hawes and the effort.

Whilst I've highlighted the history Mr Hawes has had with the property and it’s former… Captor, I have to be fair and point out some issues with Mr Castile and Rife's bid for ownership also.
While this partnership between Mr Rife and Mr Castile is relatively new, Mr Castile has had prior business associates that have had questionable intentions and have previously soured relations between himself and the former partner who often appeared on Mr Castile’ “Overnight” YouTube channel, where they presented long-running “for entertainment purposes only” Paranormal content. Mr Castile, though honorably tried to contain a clash between he and business partner Corey Scherer, Scherer' actions forced Mr Castile into an emotional and very visible online battle between the two partners. Mr Scherer left the Overnight YouTube channel and the two parted ways.

The importance of highlighting this business relationship identifies a vulnerability between any future potential partnership disagreement and what that would entail for a property like that of their current ownership status for the Warren Home and possibly for the formerly titled, Arnold Estate. Could turmoil surround these properties once more?

So this begs the question as to who would be the ideal stewards for the property?

Mr Hawes has public credibility in the paranormal community and is proposing an LLC model that pledges community stewardship and affordability; Andrea Perron personally appealed to him. He’s already running a GoFundMe and has public support. A GoFundMe that also promises to refund all donations if the effort were to fail.
As I write this I am watching a YouTube Live broadcast from Mr Hawes in which he states that he has now pledged to commit up to and over $1million USD into the property on top of matching the community donations (which currently sits at a $172, 624 out of the $600k goal) as well as once again announcing that another donor has pled to donate an additional $400,000 USD. That reduces the risk of exploitation compared with anonymous buyers or influencer flips.

In the case of Mr Rife and Mr Castile we have an example of what it would take to maintain a haunted attraction.
I grant Mr Castile that he demonstrates great reverence for maintaining the Legacy of the Warrens and the two business partners have invested a lot of their own funds.

However in a bid to get a return on their investment… Well it reflects in the pricing direct from hauntedwarrenhouse.com:

Overnight bookings per night cost $1999 USD for Sunday, Monday, Tuesday, Wednesday, Thursday nights and $2299 for Friday and Saturday nights.
The price is tax included and covers a maximum of 8 participants. With this you gain access to Paranormal equipment supplied by the Overnight team, and “all content, of any length, posted to any social media platform, must first be reviewed and approved by our team to ensure factual accuracy & respectful intent towards the home, museum & the Warrens.” You will also be supplied with B-roll footage of the property as well as a fact sheet to speak from…

You can make of that what you will.

In the end a transparent nonprofit/historic-preservation group or a well-governed community coalition (Mr Hawes’ effort only if it becomes multi-stakeholder and legally transparent) is in my opinion the better choice. The mystery buyer and raw influencer ownership are the biggest red flags.

Whoever ends up with the property will still have hurdles put in place when the Town of Burrillville denied the entertainment license in 2024; any buyer must satisfy the town and state safety/insurance requirements before operating.

Haunted-site experiences are liability magnets; getting workers’ comp, general liability, and premises insurance may be costly or restricted.

At the end of the day,
There is a community rallying behind Mr Hawes. The Perron family and other former owners of the former Arnold Estate want respectful stewardship. Ignoring that will create PR and legal problems.

While we at New Light Paranormal believe in non-disclosure for our clients cases, there are times when we feel its necessary to bring aspects of certain investigations to you, our peers, for your valued and open-minded opinions whether we disagree or gain new perspectives, I feel this is the only way our field will move forward.

While we choose to disclose some aspects of this particular case, this does not mean that we will disclose the names, locations or other details which could compromise the privacy and security of our clients and their neighbours. Of course we have the permission of the client to do so.

In regards to this particular case we have partnered with Strange Happenings/ Investigators Of The Paranormal (SHIP), a paranormal team based out of Fergus, Ontario who have also been invested in this case. And no that information is not compromising of our mutual clients.

While I have been in communication with the client since May 2024, SHIP has been physically on site and had first hand experiences. I was recently reviewing a clip our client saved from their own surveillance cameras that are focused on areas of both High Strangeness and other phenomena including paranormal activity that our client has experienced for many years.

It is the perspective of our collaborative group that there is presence of an interdimensional portal on this property.
