1 Month Advance (Advance Rent)
Ito ay bayad na renta ng tenant para sa unang buwan ng paninirahan.

Ibig sabihin:
• Pagpasok ni tenant → bayad na agad ang unang buwan
• Hindi na siya magbabayad ulit para sa month na yun

Purpose:
• Sigurado ang income mo agad
• Protection sa “move-in then delay bayad” scenario

Ito naman ay hindi renta — ito ay protection ng Landlord

Ginagamit ito kung:
May nasirang gamit sa unit
May unpaid bills (kuryente, tubig, internet)
May kulang o hindi nabayarang renta
May cleaning o repair bago ma-turnover ulit
