Riverside Place is a non-profit housing provider administered by Nechako Valley Services Society offering subsidised affordable (rent-geared-to-income) apartments and support services for seniors who qualify. We have 32 apartments with an average turnover of 4 per year with most folks being transferred to the Stuart Nechako Manor complex care facility. Prospective tenants usually have a wait time of at least 6 to 12 months. Upon a vacancy opening up, tenancy is offered according to priority of needs. BC residents of at least 3 months, 55+ years old who are able to live independently with minimal care needs, like one or two meals per day, homemaking, recreation activities and personal care as well if needed. We have only part-time staff, so there is no nurse on duty after hours. Tenants rely on their support network of local friends and family, plus included in the rent is a personal Lifeline emergency response system (to assist in calling for an ambulance). The key differences in the two BC Housing programs we offer:
(1) Supportive Housing (supper, 50% of monthly pension income). No home support required to qualify. (2) Assisted Living (lunch + supper, 70% of monthly pension income). These Assisted Living apartments have a kitchenette and a wheel-chair friendly washroom. To qualify; a person must already receive personal care visits from Northern Health home support staff. All apartment rentals include housekeeping and laundry of linen and towels once a week as well as a full calendar of social and recreation programming. A surcharge of $15 per month is added to the rent towards Hydro. Damage deposit is $100. Telephone and Cable TV are the tenant's expenses to take care of. Tenants' rent subsidy from BC Housing enables equitable access to affordable housing and support services, which improves the quality of life for valued senior citizens in our community. Since we are a non-profit society we do need to fundraise from time to time in order to build capacity, re-invest in our programming and ensure our continued ability to provide sustainable services for our community.
