Spotlight on our Renters Support Service.
With all the changes starting on May 1st for Private renting with the Renters Rights Act, it seems appropriate right now to talk about what we do.
Led by Jen, who has been part of the campaign for rental reform; with occasional support from Kim. We provide an impartial service, where we listen to any concerns that people renting in Torbay may be having.
Sometimes issues can be resolved by clear communication with your landlord (or housing association) but it can be difficult to know how to word things or what your rights may be. We can't contact them directly, but we might be able to help you to format communication.
We will check in with you at each stage of that process to find out how you are getting on.
When communication isnt working we can support you in finding the right organisations for further support, and when things feel tough provide that listening ear by having someone to check in with.
This service does get very busy, but we aim to reach you within about two days from initial enquiry. We ask you to send an email first to explain your situation and we will email you back, give you a call or arrange to meet you at Brixham or Paignton Library.
Not all the changes proposed will be implemented on May 1st some will be introduced later. Section 21 no fault eviction will be abolished on May 1st, which means you can no longer be evicted without good reason (non payment of rent or anti social behaviour or property needs to be sold) where notice needs to be served it will be 4 months not 2. All contracts will be rolling and you will only have to give 2 months notice if you need to leave. You should have had a letter explaining the change from your letting agent or Landlord, if you havent its important that you ask for one. You will be able to make a request to keep a pet, your landlord will have to provide reasonable response to refuse.
Your Rent can only be increased once a year and to market value, you will be able to challenge an unreasonable hike.
We aren't able to find homes for people, but we do advertise on our page and can direct you as to what steps you might take.
We will continue to campaign, monitor and update you on further changes to private renting.
