Reserved Matters process from Outline Approval in 2022 for 172 unit affordable housing proposal (Affordable Rent & Shared Ownership) adopting a Sustainable Net Zero approach. Cubic3 have been Investment lead on major regeneration schemes over the past two decades in association with institutional investors. In taking forward the Reserved Matters process, under Solvi Living brand, for the 172 unit
affordable housing proposal (Affordable Rent & Shared Ownership) have adopted a Sustainable Net Zero approach in the design for the 2/3 bedroom houses and 2 bedroom apartments. The site obtained Outline Planning permission for 200 units in 2022 and the team have worked with St Peters Hospital, Runnymede Council Housing Department and Homes England to evolve the masterplan with a development focused on family living within this parkland environment. It is anticipated that Raven Housing Trust, Investors and Runnymede Council Housing Department would promote the affordable housing as the scheme develops to phased completion in 2024/25. Solvi Living hope to commence on site early Autumn 2023 to deliver this much needed affordable housing adjacent to St Peters Hospital in Chertsey. Homes England have acknowledged that it is currently one of the most extensive investments of Net Zero Affordable Housing in the UK. The Health Trust have formally stated
‘As a local employer of key workers we are very supportive indeed of the development, given the need for affordable family homes. We have surveyed our staff and found a clear need for family accommodation of the type being proposed at Bittams Lane, alongside our existing staff accommodation, and we feel it would help us to attract and retain staff.’

Roger Alexander, Director of Solvi Living/Cubic, reflected that
‘In the design approach to our Reserved Matters application, we believe have been sensitive to the parkland setting, local community and constraints within the Outline Permission. For new residents, we have developed a product that provides the occupier with a home that aspires to minimise utility cost, promote sustainable lifestyles and aesthetically desirable. Despite the complex market we have the supply chain and funding in place to commence with Raven Housing Trust managing the assets in operation. This approach reflects a long-term partnership commitment to this community and Runnymede Council. We have been working with TopHat, UK’s largest MMC contractor, over the past 18 months and, as they manufacture the units in their factory, there is minimal disruption during the construction phase. In working with the supply chain and Cambridge University, Cubic believe their Net Zero approach will create a sustainable environment that can be an exemplar for further investments.’
