Today was a good day.

I cashed in a HM Courts & Tribunals Services cheque for over £1,500 from a tenant who absconded last academic year, leaving unpaid rent and property damage behind.

Like many do, he probably thought he could disappear and that would be the end of it. That if he ignored the calls, ignored the letters, and walked away, the problem would simply vanish.

It doesn’t work like that.

At HAUSI, we operate on a belts-and-braces system. Every tenancy is properly structured. Every guarantor is legally bound. Every step is documented. And if money is owed to our landlords, we will pursue it, relentlessly.

It doesn’t matter whether it’s £20 or £2,000.

Not because we enjoy the process, but because it’s the right thing to do.

Our landlords uphold their side of the agreement. They provide safe, high-quality accommodation, they pay the bills, the maintenance and invest their money to improve their properties. And in return, the contract must be honoured.

But it’s also about something bigger.

It’s about rewarding good tenants, the vast majority, who pay on time, respect the property, and do the right thing. By holding the minority accountable, we protect the standards of the majority. We encourage good-tenant behaviour and ensure fairness across the board.

Too many agents write these situations off. They avoid confrontation. They accept losses as “part of being a landlord.”

We don’t.

Because this isn’t just about recovering money.

It’s about protecting our landlords.
It’s about rewarding good tenants.
It’s about upholding standards.
And it’s about making it clear that accountability still matters.

Today was proof of that.

Everyone defaults to halls and that’s fine.

But listening to the feedback of our tenants it’s worth knowing this before you lock yourself into another contract:

Halls are usually the most expensive option,
with the least space and least flexibility.

Private student houses often give you:
• Bigger rooms
• More privacy
• Living with people you actually choose
• All bills included (and fewer surprises)

In most cases?
Better value for money and a better uni experience overall.

The only downside is the timing.
The best houses go early every single year.

If you’re even thinking about moving out of halls, now’s the time to start looking 👀

How NOT to get your deposit back…

This bathroom hasn’t been cleaned in at least 6 months.
Not once. Not accidentally. Not even with ‘a quick wipe’.

What you’re looking at isn’t ‘wear and tear’, it’s a full-on neglect and a vile grime operation.

Limescale so thick it’s paying council tax.
Surfaces that used to be white… now emotionally black. 🤢

Shared house rule number one:
You don’t have to love cleaning but you do have to clean.

This is why deposits exist.
