The end of fixed term assured shorthold tenancies, tighter controls around rent increases and advance rent, and higher expectations around property standards all change the landscape slightly. Not necessarily for the worse, but certainly in ways that need to be planned for.
What I am seeing more of is landlords quietly exploring alternatives. Supported living is one area that keeps coming up in conversations, especially because the compliance framework is clearer, leases tend to be longer, and income is more predictable.
For many, it feels like a calmer and more structured environment than the increasingly complex private rental market.
It's a slower process upfront than a traditional BTL but the payoff is an almost completely passive investment once leases are signed.

Why smaller supported living homes are better for Supported Living, Children's Homes and Care Leavers
There is a misconception that bigger schemes are safer.
In reality, smaller supported living homes are often more adaptable. They meet changing commissioning needs more easily and are less exposed to policy shifts.
They create proper family home environments for the people with support needs who will live there
They also retain wider resale appeal if strategies ever change.
There has been a major shift in both specialist supported living and childrens/care leavers homes in the past couple of years.
Commissioners are moving away from large shared houses to either bungalows or small blocks of self contained flats of a good size or much smaller shared houses with less than 4 people sharing.
For investors, this creates great opportunity. The types of properties commissioners and providers want is much more available and less expensive than huge houses or buildings housing up to 30 people!
This flexibility protects exit options and long-term value.

Most people know Think and Grow Rich. Itās the book Napoleon Hill is famous for. Practical, motivational, optimistic. A guide to success that has influenced millions.
Far fewer people know about Outwitting the Devil. And the more I reflect on it, the more fascinating I find it.
Hill wrote this book in 1938, but it was not published until 2011. His family believed it was simply too provocative for its time. That alone should make anyone curious.
The book is written as a dialogue between Hill and āthe Devilā, and at first glance that can feel uncomfortable or even odd. But I donāt see this as literal or religious. I see it as a literary device. A very clever one.
By creating a conversation with āthe Devilā, Hill gave himself permission to say things that would have been socially risky, controversial and deeply uncomfortable in the 1930s. Ideas about fear, conformity, distraction, lack of independent thought and what he calls ādriftingā. Concepts that quietly challenge authority, systems and social norms.
Whatās striking is how relevant it still feels.
If Think and Grow Rich is about how to succeed, Outwitting the Devil is about why so many people donāt, even when they know exactly what to do. It explores the inner barriers that stop people applying the principles Hill later became famous for. Fear of criticism. Comfort. Routine. The safety of fitting in.
Some people have suggested Hill must have been unstable to write it this way. I donāt agree. To me, it feels like an early exploration of what we would now call mindset, psychology and behavioural patterns. Externalising the inner voice that holds us back, so it can be examined honestly.
Perhaps it was ahead of its time. Perhaps thatās why it stayed hidden for so long.
If you loved Think and Grow Rich and have ever wondered why knowledge doesnāt always translate into action, this book fills in the missing piece. It doesnāt shout. It doesnāt hype. It quietly asks you to look at how you think, how you choose and whether you are living deliberately or drifting.
Itās not an easy read, but it is a compelling one.

One of the hardest lessons I have learned over the years is that moving people quickly does not mean moving them Why stability matters to investors.
And ne of the biggest lessons I have learned from years around supported living is that instability is expensive.
My own daughter's experience is evidence of this. She was moved into a place that is local but totally unsuitable. 4 years later and I'm still trying to get her moved to a more suitable place. There is simply nowhere for her to move to that is suitable.
The effect has been dreadfully detrimental to her mental health, even resulting in su***de attemps. It's that bad.
But when people are moved repeatedly because accommodation is not quite right, the cost is not just human. It shows up in voids, damage, emergency interventions and constant churn.
Supported living works differently.
When accommodation is suitable and stable, placements last longer. Homes are better looked after. Providers stay committed to the lease. That stability is exactly what reduces risk for investors.
It creates long term homes for vulnerable people who are able to feel safe and supported in their homes
This is why supported living, done properly, is not a āsoftā strategy. It is a resilient one. It creates stability for providers and dignity for tenants
Why investors should care:
Long-term placements mean predictable income and fewer surprises. There is work to do upfront but then your investment becomes virtually passive for the term of the lease.

The first Monday of 2026 feels like the right moment to reintroduce myself to everyone who has recently connected with me.

I absolutely loved this book. How do you get the mindset of an Olymian?
Will It Make the Boat Go Faster? is a brilliant blend of Olympic ambition and practical performance coaching.
Co-written by Ben Hunt-Davis, who won gold with the GB Menās Rowing Eight in Sydney 2000, the book explains the mindset and strategies that helped an underperforming team transform into world champions.
At its heart is one powerful question: āWill it make the boat go faster?ā
The crew used this as a guiding filter for every action, decision, habit and behaviour. If it moved them closer to their goal, they did more of it. If it did not, they stopped doing it. The book shows how simple questions and consistent daily choices can create extraordinary results.
At times they were brutal with each other, keeping everyone following the process but their persistance worked and they won gold.
