I’m talking about homes for people with learning disabilities, autism and lifelong support needs where demand is exploding and supply is nowhere near enough.
The reality is:
• NHS delays continue because safe homes aren’t available

• Thousands of specialist units will be needed by 2040
• Existing provision is under pressure
This isn’t a trend.

Will It Make The Boat Go Faster?

I absolutely loved this book. How do you get the mindset of an Olymian?
Will It Make the Boat Go Faster? is a brilliant blend of Olympic ambition and practical performance coaching.

Co-written by Ben Hunt-Davis, who won gold with the GB Men’s Rowing Eight in Sydney 2000, the book explains the mindset and strategies that helped an underperforming team transform into world champions.

At its heart is one powerful question: “Will it make the boat go faster?”
The crew used this as a guiding filter for every action, decision, habit and behaviour. If it moved them closer to their goal, they did more of it. If it did not, they stopped doing it. The book shows how simple questions and consistent daily choices can create extraordinary results.

At times they were brutal with each other, keeping everyone following the process but their persistance worked and they won gold.

The authors set out nine clear principles that anyone can apply, focusing on owning your goals, building strong habits, learning from setbacks, and creating an environment where high performance becomes normal. It is practical, honest and full of examples showing that success is rarely about massive leaps, it is usually about repeated small improvements.

Many investors I speak to are frustrated with tenant problems, turnover, damages, arrears, and maintenance headaches.

Supported living offers something very different. The provider becomes your tenant, the lease is long-term, and the rent is secure and backed by the government. No voids, no chasing payments, no day-to-day management, no tenants issues.

I currently have providers across England looking for properties and need investors to buy, refurbish, or redevelop to their specification for them to lease from you

The children’s homes sector is under enormous pressure right now. Providers want to open more homes, but they’re battling limited stock, unsuitable layouts, and landlords who do not understand what is actually required.

This is where my work makes a difference.

This week we're focusing on Children's Homes. Please note that in these homes the children's rooms must be larger than 10sqm, e.g in a 5 bed house, 3 of the bedrooms must be 10sqm minimum. They should have at least 2 reception rooms and a good sized enclosed garden with parking for at least 2 cars.

If you are a landlord with vacant or soon to be vacant property matching the description, an investor wanting to purchase to lease to a provider or a deal sourcer who's happy to co-source with me in the stated areas please message me.

WANTED: Children's Homes
Crewe: 5 bed Detached house ideally with C2 Use Class. Detached with space around it. Needs to be accessible by public transport so not too rural. Need a minimum of 2 receptions plus separate kitchen.

Plymouth: 5 bed Detached house ideally with C2 Use Class. Detached with space around it. Can be rural. Needs minimum of 2 receptions plus separate kitchen.

Also looking for a site with a house - minimum 3 beds and land where single units could be built on it or just the land that several buildings could be built on in either Crewe or Plymouth. This provider is looking at several options including single detached houses or bungalows or the larger site.

Chippenham: Large 7+ detached house, rural, ideally with C2 Use Class. This house is to be purchased by the provider so no lease. Needs lots of bathrooms or enough space to add ensuites. Ideally outbuildings too.

4-5 Bed detached or semi-detached house Ferndown/Verwood areas of Dorset.
Nice residential or semi-rural area with good transport links.

Came across this beauty over the weekend.

It's already got planning permission for 7 self contained flats for supported living but that expires in March next year.

Time to do some research and find out why it's not been built out. Could it be there's no commissioner support, maybe the site is contaminated and would cost too much to remediate, maybe the vendor couldn't find a provider, or maybe they couldn't secure an investor to buy and develop for them.

Watch this space, let's see if it's a viable site and we could have 7 new supported living homes here.
