600 New Homes planned for Little Green Lane. Make sure you have your Say!
It is vital that if Residents have any objections to the proposed "Outline Planning Application" for the new 600 homes to be built along North of Little Green Lane" that they submit their objections directly to TRDC via the consultation process using the TRDC website.
In response to requests from residents, asking for guidance in completing responses to the planning application public consultation, the CGRA has drafted a guideline document to give background information and suggestions as to what to include on their responses. The official deadline is Friday 14th February but TRDC will accept response after this date, so it is still worth logging your objections as these will be put forward to the TRDC Planning committee. Really good Croxley Local Area Forum last night.

Main focus was the proposed development north of Little Green Lane.

I met with Richborough, the land promoters last year soon after their "consultation" webinar, I was the only councillor they'd met with at the time, I shared some concerns, listened to their side of things, suggested some high level things.

Firstly I suggested Canterbury Way was not suitabel and they'd agreed and changed that, but I'd also suggested that two access points so close to each other Links/Durrants not best, but they discounted other options mainly on cost.

I suggested access from north end of Rousebarn lane, again discounted on cost.

I'd also suggested putting the proposed "park" between little green lane and the development as a buffer instead of development next to little greean lane and park the other side.

The impact of volume of traffic combined with the extra 570+ predicted vehicular journeys from breakspeare school with a traffic lighted Baldwins Lane will bring Croxley to a standstill.

Now is the time to get your comments into TRDC so that these can be considered by TRDC planning staff and potentially government inspector.

I will create a thread in this group where I can list out points you might want to include in your comments and so if you have any to add to that I can collate them all.

Was good to hear Parish Council updates, I think that the Repair Shop is a brilliant idea and one I tried to make happen at TRDC, so if I can support that I will.

The one downside was lack of police presence. I was recently a victim of an incident and police were really busy, they were working on 30 cases each, a huge workload, so I can understand why they haven't got time to attend a forum, but its really worrying that they are so busy that crimes get left unaddressed.

Anyway a really good forum and glad to see it will attended and some great, constructive ideas.

🎙 Croxley Green on BBC Three Counties Radio 🎙

This morning, I spoke live on BBC Three Counties Radio about the impact of recent filming in Croxley Green. While it's fantastic to see our community featured on screen and some local businesses benefiting from the increased footfall, I know many residents and businesses have raised concerns about parking, congestion, and lack of notice.

I highlighted the need for better communication, a more joined-up approach between councils, and greater consideration for residents when filming takes place.

The coverage also included messages from Three Rivers District Council, The Kitchen Croxley Chartwell Dental Clinic

WHAT IS THE DISTRICT COUNCIL DOING?

✅ Reviewing the filming request process to ensure better notice for residents
✅ Working with Hertfordshire County Council and Herts Film Office to improve coordination
✅ Ensuring resident consultation is strengthened in future applications
✅ Encouraging production companies to be better local citizens and minimize disruption

Update by Leader of TRDC

Barton Way, former Red Cross building - an update

I promised to keep residents posted following the December residents meeting.
Three Rivers Council has now sent the draft Heads of Terms to the Parish Council. This being a legal agreement re the use of the whole of the ground floor. At this stage the terms are incomplete and of course are ‘commercial in confidence’ but will be developed jointly with CGPC, to ensure that before we seek formal Council Approval, they reflect the desires of both parties.

Council Officers have also meet with Watford Community Housing, who will manage the 8 for rental only flats above the ground once built ( I should say ‘if’ in case planning permission is refused(sic!) WCH are reengaging the Architect, to develop a final plan. We have asked them to look at a pitched roof design, as well as the current flat roof proposal. We expect that adding a pitched roof will increase the costs, so we need to be mindful to balance aesthetics with viability. However there was a clear view from Croxley Green Residents Association meeting in December that was what was preferred (to better match the surroundings) so I am pressing for it be fully costed and considered).

Once we have some final drawing and they have cleared a pre-planning to check that they are ok I ensure the public see them.
