Payment-Related Common Questions:
What is penalty?
This is additional charges added to monthly payment if the buyer failed to pay on given due dates.
For memorial accounts - this is equivalent to 4% of monthly down payment/amortization.
For residential accounts - this is equivalent to 2% of monthly down payment/amortization.
What is Grace Period?
San Jose Memorial accounts are given an additional one-month allowance to pay their due dates without penalties. Meaning, if your due date is January 1 then you can settle it until February 1 without penalty. But if your due date is December 1 and you pay it on January 2 because January 1 is holiday, then there is a penalty to be charge because the given grace period is one month only, regardless if is holiday or not.
San Jose Residential accounts are only free of penalties if the due dates are holidays.
What is interest?
The amount that is inclusive on buyers' monthly amortization depending on the terms signed by the buyer. If the buyer has a short term contract or has a 4-year term or less, then no interest shall be imposed to a buyer, resulting to a lower monthly amortization than those buyers with longer contract. This is computed as outstanding balance multiplied by interest rate then divided by 12 months.
Interest Waiver?
If the buyer will make an advance full payment on or before the next due date, then all the interest on buyers' ledgers will be waive, so the buyer can pay only the remaining principal balance.
What is Summary of Payment (SOP)?
It is the breakdown of collections received from the buyer starting from the reservation fee up to the last payment made. This includes receipts date, collection receipts number, and amount collected on each payment made.
