All we want for Xmas is ... a new restaurant !🎅 We would love to collaborate with a business owner-chef and we know Alpena is eager to embrace a new dining experience.
✅Prime Location: Located in the heart of Downtown Alpena, our building is easily accessible, with great parking and enjoys heavy foot traffic from residents, downtown office workers and visitors.
✅Growing Demand: Our few restaurants are all very busy with limited options for unique dining experiences. Many are closed on Sundays, despite a large demand for weekend brunch and dinner. For the past 15 years, the space was home to a popular restaurant, The Fresh Palate, which closed in Spring 2024. It had many loyal patrons who avidly seek new dining options.
✅Amenities & Space: Our property offers turn-key space, a 960 square foot dining room with folding glass windows for indoor/outdoor dining, a 950 square foot kitchen with equipment, separate1200 square feet of space for small events, receptions, private parties, etc., and a large common area for overflow seating or events, plus outdoor seating with an adjacent pedestrian alley.
✅Viking Cruise Ship and National Marine Sanctuary Visitors: Alpena is a destination for 28 Viking Cruises per year and many visitors who frequent the Thunder Bay National Marine Sanctuary and glass bottom boat tours. There is also a downtown hotel (Holiday Inn Express) within the same block as the Center Building.
✅Grants, Loans and Rent Incentives: We can offer rent incentives to entice the right business here. We have an active and supportive Downtown Development Authority which provides its own grants as well as assistance with grants through the Michigan Economic Development Authority. Alpena also has an Economic Development agency, Target Alpena, which assists with loans and grants.
