Why is it important to open electric panels during a home inspection?

Here is a service panel from an inspection this week that had the wrong combination of circuit breaker and wire size. The breaker labeled "dryer" was rated at 40 amps and connected to a 10 guage wire.

While the 10 guage wire is standard for an electric clothes dryer, the breaker should be rated for a maximum of 30 amps. This oversized breaker will not properly protect the wire and may cause it to overheat. This is a fire hazard in its current configuration.

The good news - this is a simple 10 minute fix for an electrician!

With the onset of cold weather, don't forget to disconnect garden hoses and store them for the winter. Hoses left connected can cause frozen pipes and leaks in basements or crawlspaces!

This downspout terminates on the roof. While this is common, it can reduce the life of the shingles due to the large volumes of water frequently flowing over the roof surface. The downspout should be extended to tie into a gutter below or to the ground level.
