Big things are happening at Legacy Park!

Today we are pouring concrete for our very first building! The future home of Deaconess Home Health.

This is what the free market looks like in action: businesses investing, jobs being created, and a community growing stronger because of it. With vision, hard work, and private investment, opportunity is taking root right here in our Gautier!

We couldn’t be more excited to see Legacy Park come to life. And this is just the beginning!

Stay tuned for a couple of big announcements coming in the next few weeks!

We’re excited to share the latest development rendering of Legacy Park, a project designed to bring new life, activity, and opportunity to Gautier and the Mississippi Gulf Coast.

With the support of the City of Gautier, we’ve submitted a request to the Gulf Coast Restoration Fund to help build several public amenities, including:

• A dog park
• A splash pad
• A playground
• Outdoor exercise equipment
• A farmer’s market pavilion
• A stage with a great lawn
• A plaza for community events
• A lighted walking trail
• And more

It’s important to note: this funding would come from BP restoration dollars—not from local taxpayers—and every dollar would go directly to these specific community features.

We’re also planning a residential neighborhood connected to Legacy Park to further enhance the area and support smart growth in our region.

Please share this post to help us spread the word. The more people who know about Legacy Park, the stronger our community voice becomes.

Big news for Gautier and the Gulf Coast!

Last night, the City of Gautier unanimously (with one abstain) passed a resolution in support of our Legacy Park development as we seek funding from the Gulf Coast Restoration Fund—an important step in bringing new life, opportunity, and economic growth to this region.

This project hasn’t been without its hurdles. We've navigated layers of red tape, slow approvals, and government roadblocks every step of the way. That’s why this show of support from Mayor Casey Vaughan and the Gautier Board is so meaningful. It’s a clear sign of what can happen when private investors and public leaders come together with a shared vision for the future.

Legacy Park is about more than real estate. It’s about revitalization. It's about building something lasting for the people who live and work here. It’s about lowering costs, improving access, and raising the bar on what’s possible—because that’s what the free market does when it’s allowed to thrive.

We are grateful to the City of Gautier for believing in this project and supporting private sector investment that will grow the tax base, create jobs, and expand services for families and businesses alike. This is how we build stronger communities—by unleashing the power of competition, innovation, and partnership.

More to come!

We are proud to congratulate Casey Vaughan Mayor of Gautier on his recent victory!

This is more than just a win for one candidate, it’s a win for Gautier’s future. A win for development, for economic growth, and for a vision that puts people first. We’re excited to work alongside a leader who understands that thriving communities are built through unity, opportunity, and smart investment.

At Legacy Park, we remain committed to delivering world-class healthcare, fostering economic growth, and creating hundreds of jobs for Jackson County.

And a special thank you to Singing River Hospital for the updated aerial drone footage. In addition to the recent appeal they sent to the Mississippi Supreme Court against us, they also forwarded these new photos to the Mississippi State Department of Health in an attempt to halt our entire project and repeal our Certificate of Need. It was a bold move, but we appreciate the birds-eye view of what progress looks like.

Let's not allow progress to pause for politics. Let's move forward together and commit to building a healthier future with or without the support of the county politicians or the medical board of any hospital.

Singing River Hospital just won’t stop.

After we successfully defended our Certificate of Need (CON) appeal, they’ve now taken a new approach – flying drones over Legacy Park and lodging complaints with the health department, claiming violations that simply don’t exist. Let’s be clear: we have not begun construction on the Cardiac Ambulatory Surgery Center. These actions are nothing more than deliberate delay tactics.

Even more troubling, as a county-owned hospital, Singing River is using your taxpayer dollars to fund repeated legal challenges they know they’ll lose. Now, they’re also risking a lawsuit. We may have no choice but to pursue legal action to stop this interference, especially as it begins to impact contractual obligations with other healthcare partners on our development.

This is what happens when a large, publicly funded hospital system – with deep pockets and political backing – tries to crush small, private developers who are working to bring more choices, innovation, and access to healthcare. Singing River is acting like a monopoly, using taxpayer resources to block competition instead of focusing on patient care.

We’re not backing down. Our community deserves better.

Full speed ahead!

This is the perfect time for Jackson County and the cities of Gautier and Ocean Springs to work together to grow the Hwy 57 corridor.

This development is more than just buildings going up. It’s a message to other investors and developers that Jackson County is a great place to do business. It has the potential to spark even more growth throughout our community and across the Coast.

When local leaders work together with a shared vision, great things happen. Let’s keep pushing forward and make our county a model for smart, business-friendly growth!

Legacy Park now moving along with original design plans after Hinds Chancery Court upheld approval of the medical and retail center.

This is a huge win for Legacy Park, Gautier, Jackson County, and all of Mississippi!!

Today, we’re proud to share that Legacy Park has officially won the appeal brought by Singing River Hospital in an attempt to block our ambulatory surgery center through the Certificate of Need (CON) process. The chancery court sided with progress, competition, and patient choice.

This is more than just a legal win — it’s a win for economic freedom on the Mississippi Gulf Coast.

CON laws were originally created to prevent duplication of healthcare services, but in reality, they’ve become tools for protecting monopolies and stifling innovation. They allow entrenched players to challenge new competitors — not based on quality or community need, but on control.

We believe in lower costs, better access, and the right of patients and providers to choose what works best without government-sanctioned gatekeeping.

Legacy Park is committed to bringing top-tier, affordable, and accessible healthcare to our community. This ruling affirms what we already knew: the future belongs to those willing to build it.

It’s time Mississippi reconsiders outdated CON laws and embraces the kind of open market that fuels economic growth and better care for all.

Let’s keep pushing forward. 💪🏽

Great communities are built with vision, care, and leadership that listens. That’s why Legacy Park is proud to support Casey Vaughan Mayor of Gautier in the upcoming June 3rd election.

Casey has been a consistent supporter of our development efforts, not just because he understands the importance of economic growth, but because he truly cares about all of Gautier. From the business owners to the children on the ball fields, he shows up to community events, youth activities, and neighborhood gatherings because he believes in being present for the people he serves.

His commitment to responsible growth and long-term investment in Gautier makes him the right leader at the right time.

Let’s vote for a mayor who shows up, steps up, and builds up.

Vote Casey Vaughan for Mayor of Gautier.

Exiting times!

Legacy Park is in full swing. We are thrilled to announce that Deaconess Home Care is joining the medical complex, and construction is underway.

Along with the 5,000 sq. ft. Deaconess building, construction is also beginning for a 25,000 sq. ft. medical office building to include an urgent care clinic, a state-of-the-art imaging facility, a primary care clinic, and many additional medical sub-specialty offices.

Soon to follow will be a high-level endoscopy suite, a vascular surgery center, and a retail complex to include a national coffee chain that will be announced soon.

Stay tuned!

Construction has begun!

A special thanks to WLOX for being out there with us yesterday to share the news. And of course a big thank you to Mayor Casey Vaughan who is the BIGGEST champion and cheerleader for the city of Gautier.

We've been fielding a lot of questions recently about what shops, restaurants, and hotels will be popping up soon, and while we can't legally disclose specifics, one contract in particular that we're close to finalizing and that we're VERY excited about is with a coffee shop franchisee. The franchisees are Gautier locals and the coffee chain - while not local - will fit in perfectly with the charm of Gautier and the philanthropic nature of its citizens.

If you are interested in leasing space or have questions about availability and pricing, please contact Monte Luffey at Southeast Commercial Real Estate 228-276-2700 or MLuffey@southeastcre.com.
