🧪 Asbestos Inspection Spotlight 🧪
Today’s inspection involved over 1,000 linear feet of air-cell asbestos pipe insulation — a material commonly found in older mechanical systems, especially in basements, boiler rooms, and commercial spaces.
What is air-cell pipe insulation?
Air-cell insulation was widely used before asbestos regulations were in place. It’s made with layers designed to trap air for heat retention, but many versions contain asbestos fibers. When this material becomes damaged, disturbed, or deteriorates, it can release fibers into the air — which is why proper inspection and handling is critical.
Why inspections matter:
✔️ Asbestos can’t be identified by sight alone
✔️ Aging insulation often becomes friable over time
✔️ Testing helps protect occupants, workers, and future renovation plans
✔️ Documentation is key for insurance, real estate, and compliance
If your home or building was constructed before the 1980s and has original piping or mechanical insulation, having it inspected is one of the smartest first steps before any work begins.
