We At Pretty Homes On TAP are not your USUAL Real Estate
Investors. While we of course are looking to make money, we do
not try to "steal your home" like some investors. While we
sometimes do pay cheap cash for houses, we more often pay Full
price and ALL the closing costs. We buy without using Realtors to
save the Seller Thousands of $$$ which will instead go into the
Seller's Pocket. We then use
a Unique screening process when we resell the house to find Buyers
who are dealing with a credit challenge and perhaps are needing
another year of tax returns, because they are self employed, have a
medical emergency or Covid-19 related challenges which may
prevent them from getting conventional financing. We strive to
make every deal a win-win-win. Larry and Timothy Pierson are a Family (father, son and teen-age third-generation,Thaddeus) of investors in the Indianapolis area. Larry began his career as a non-denominational minister in 1963 consisting of local church preaching and counseling. During this time he also traveled, conducting marriage/leadership seminars, hosting foreign Bible Land tours/mission trips as well as having university instructing experience. He recently concluded nine years of working with a faith-based non profit for abused, neglected and troubled girls and boys as well as facilitating foster care/adoption. He did this in order to help the family business reach the goal of a 5-way WIN: WIN!, for the seller with fast cash closings at full price. WIN!, for any future renter or buyer by providing unique financing opportunities. WIN!, for the neighborhood/community by providing revitalization. WIN!, for private lenders by helping them realize a higher return on their investment safely and securely than they can probably find anywhere else and finally, WIN!, for His family by providing the flexibility and resources necessary to care for ongoing health concerns. Timothy started his career in Real Estate in 1994 when he began working as Inventory specialist for a Fleetwood Manufactured home lot on old Route 66 in Albuquerque, NM. Being in a large state with a sparse population and a lot of open land, selling homes quickly became finding land to put the homes on. This required the skill of finding unique financing solutions for potential buyers. From here he moved into the mortgage industry to work on those unique financial solutions where he quickly rose from processor to head processor, to office manager then ultimately starting his own mortgage company which focused primarily on “unique financial needs”. Many years later as life, marriage and family concerns found him needing to help take care of ailing family members, he took a leave of absence from his Union position in the Electrical industry to find a more flexible schedule than his 6 to 2:30 job. Thus he moved into real estate investing and returned to a field of interest where he not only has this flexibility but it also allows him to use his skills in trouble shooting to help folks who want to achieve the reality of home ownership, do so. Larry and Timothy are also both students of Ron LeGrand (Real Estate Guru) and are active members of the Central Indiana Real Estate Investor’s Association.
