One thing I’m seeing a lot lately is buyers trying to guess how much house they can afford before talking with an agent or lender. Getting pre-approved first makes the entire process smoother, & here’s why it matters:

💰 Shows what price range actually works for you

🎯 Helps identify the best loan options (USDA, FHA, conventional, etc.)

❓ Clarifies which homes qualify for your financing (not all homes qualify for every financing type.)

‼️ Helps you understand a monthly payment you’re comfortable with (which may not be the full amount you’re approved for!)

🔑 Saves time and avoids surprises later
