Tippetts Weaver Architects is pleased to announce that we were awarded an Honor Award in the 2024 AIA Central PA Excellence in Design Awards for the offices of Gardner Russo and Quinn, Lancaster, PA.
The project included complete renovations of a four-story historic umbrella manufacturing building and warehouse. Significant effort was invested in opening connections between floor levels, opening larger volumes and bringing more natural light into all areas of the work space. The business also had a high level of interest in comfort of their staff and in providing communal and interactive work and amenity spaces, throughout the building. While understated in the design solution, all aspects of the renovated space were carefully studied and detailed to convey a sense of elegant simplicity for the firm of Gardner, Russo and Quinn.

Tippetts Weaver is honored to have had the opportunity to work with the GRQ team and really appreciated their foresight and enthusiasm throughout the project. Another great historic structure given a new character, personality and life for years to come.

We couldn’t be happier that the College Avenue project is finally underway! Congrats to our great team: Site Design Concepts, Inc., Benchmark Construction Company, Inc., HDC MidAtlantic, and the City of Lancaster, PA!

After a multi-year design process with our partners at HDC MidAtlantic, the Apartments at College Avenue are under construction, welcoming a multi-story, affordable housing building with 64 units to the City of Lancaster. Demolition has been successfully completed, and steel and structure er****on are soon to follow. Congrats to the rest of the consulting and construction team on the start of a great project: the City of Lancaster, PA, Tippetts/Weaver, and Benchmark Construction Company, Inc. Stay tuned for more updates as we share the construction progress of this important community asset.

Looking for an exterior kitchen for entertaining but wanting to maintain the aesthetics of a traditional farmhouse, the couple turned to Tippetts/Weaver architects for a solution. With a firm understanding of the area’s history, and the clients' reverence for historic structures, T/Wa suggested reimagining the exterior kitchen as a modern interpretation of a summer kitchen. Summer kitchens, a prevalent feature in local agrarian architecture, were often a rectangular, one or two-story, structure in close proximity to the main house. Usually semi-detached or completely detached, the summer kitchen accommodated the essential cooking functions but, without adding any more heat to the main living quarters. The additional heat, while a boon in the winter, was an equal disadvantage in the height of summer. Working closely with contractor Andrew Wiegand of Wiegand-Inc, T/Wa designed a structure using heavy timber, a traditional cedar shake roof, and an exhaust hood influenced by the mass and proportions of a fireplace and chimney, the heart of an historic summer kitchen. The structure was left partially open to optimize the connection to the owners' meticulously maintained gardens and to provide natural ventilation. The completed structure provides a fully functional kitchen and a space for intimate outdoor dining.

On the tailwinds of Lancaster Airport's Tuesday morning’s press release that they will be partnering with Breeze Airways to provide non-stop flights to Orlando, T/Wa wanted to announce its own exciting achievements at LNS. T/Wa's thoughtful redesign and expansion of the existing passenger terminal, earned them a Citation Award from the AIA Central PA.

The jury commented, “This is a very clever expansion to a hangar that makes the project so much more than a hangar. The continued use of timber framing, expansive windows, and well-appointed furnishing create comfortable and contemporary spaces. The creative layout of space on the second floor compliments the function of the ground floor and will ensure this building is well utilized.”

The new renovations, coupled with already outstanding, service have catapulted Alliance Aviation into the top tier of fixed-base operators across the US.

We are proud to have partnered with LNS, Paragon Engineering Services, Inc., and Wohlsen Construction Company to make the expansion a reality! Safe travels to Orlando!

Happy St. Patrick’s Day! Today is a perfect day to revisit T/Wa’s work on the Bierhall Brewery and restaurant! On the ground where Mehaffey's Eden Hotel once stood in the early 20th century, T/Wa was tasked with recreating that comfortable and familiar feel the Eden Hotel once provided, whilst also incorporating the unique style of the Bierhall’s vision. A Bier Garden and recreation space are located outside the original footprint of the building, ensuring that the two eras of hospitality intermingle in a seamless transition. Take today as an opportunity to visit BierHall Brewing and enjoy the St. Patrick’s Day specials, atmosphere, and comradery. HDC is thrilled to announce that we have officially closed on our future affordable housing development, The Apartments at College Avenue, in , this week! This highly anticipated community will bring 64 affordable apartments to the City of Lancaster. We are excited to move on to construction in January!

The Apartments at College Avenue demonstrates HDC’s perseverance to bring much-needed affordable housing opportunities to this community and others like it across , , and . We are deeply committed to our mission of building hope and opportunity for all residents to reach their full potential by creating, preserving, and strengthening affordable housing communities. This community would not have been possible without the allocation of critical Low Income Housing Tax Credits and the dedicated support of many partners who pulled together and worked tirelessly to ensure The Apartments at College Avenue reached this point.

As part of AIA Central PA's Expose’ & Design Awards, T/Wa toured the newly revitalized Southern Market Lancaster. Completed by C. Emlen Urban in 1888, the majestic bowstring trusses frame the first-floor’s main hall. Our tour guides, Brent Stebbins and Dustin Julius of RLPS Architects, indicated the renovated hall, totaling 7,500 square feet, now accommodates seating for 250 patrons. Anchored by Bar 1888 Lancaster, a 30-seat tavern operated by Willow Valley Communities, the new bar, surrounded by an extensive mix of upstart food vendors, is the perfect complement to the Urban building.

Joining with AIA Central PA, T/Wa enjoyed a walking tour of downtown City of Lancaster, PA. Alongside other local architectural firms, we delighted in the perfect fall weather and the beauty of our historic downtown. We stopped along the way to admire several local architectural landmarks, including the Goldberg and Byer Building, The Lancaster Central Market, and the Greist Building. The Goldberg and Byer Building and the Greist Building were completed by renowned Lancaster architect C. Emlen Urban. The Central Market was designed by English architect James Warner in 1889. We also appreciated the Murray Building, a wonderful example of a Beaux Arts-style office building. The tour was led by Daniel Gagliano of Mowery and Matthew Funk Barley of RLPS Architects. Both provided unique insight and history surrounding these iconic buildings that have helped define the Lancster skyline for generations.
