In the past week…

1) President Trump announced tariffs on goods from Mexico, Canada, and China. Mexico and Canada have each responded with tariffs on US imports to their respective countries
2) a DeepSeek announcement wiped out over $600B worth of Nvidia’s market cap
3) hedge funds have bet billions AGAINST the US stock market
4) gold has hit an all time high
5) BTC which was at an all time high is dropping quickly
6) and the list continues.

In short, volatility has increased in almost every market. With this increase in volatility comes a significant amount of risk as well as opportunity.

We are at the point where almost 100 Lead Hazard Evaluation Reports and Clearance Reports will have to be issued EVERY DAY in order to make sure all landlords are in compliance with the Louisville Lead-Based Paint Ordinance by Nov 30th.
It’s up to $500 per day for noncompliance. Call us at 502-822-5284 to schedule before it is too late

LBP Update:
We were able to meet with the Louisville Metro Department of Public Health and Wellness to review the Lead Hazard Evaluation and Lead Hazard Control Reports. This was a productive discussion aimed at providing clarity and protection for owners, assessors and residents. Our proposed changes were well-received and are to be submitted for approval. We will provide additional updates if and when the revised protocols are released. (Target is Friday 12/20).

In order to be in compliance with the Louisville Metro Ordinance you must PASS an LBP assessment for all long term rentals per the following schedule:

Pre-1940: before Nov 30, 2025
1940-1965: before Nov 30, 2026
1966-1978: before Nov 30, 2027

*If a child has an EBL, you have 60 days regardless of the year of construction.
