FUN FACT FRIDAY: Radon myths.
Dispelling Some Common Radon Myths

1. “I don’t have a basement, so I probably don’t have a radon problem.” Radon can seep in from soil anywhere around or under a home, regardless of whether your home has a basement, crawl space, or is built slab-on-grade. The U.S. EPA and Surgeon General recommend radon testing for all types of homes. In multi-level homes testing should be cone on a level below the third floor.

2. “I don’t live in an area designated as a high radon zone, so my home won’t have a problem.” The U.S. EPA and the U.S. Geologic Survey conducted surveys of radon potential across the United States. The broke the country down into three zones according to their potential for high indoor radon levels, with Zone 1 having the highest radon potential. It is true that homes in Zones 1 and 2 have a statistically higher chance of having elevated levels of radon. However, the fact is that elevated levels of radon have been found in homes in all fifty states. The radon level I your home depends on the geology under and near your home. The only way to know for sure, and to protect your family from radon, is to test your home.

3. “Two of my neighbors have tested their homes for radon and they don’t have high levels, so I probably don’t either.” Radon levels can vary considerably from house to house, even on the same street. It is nearly impossible to predict the exact nature of geologic soil deposits and the extent to which soil gasses will seep into and be retained by a specific house. The only way to know whether radon exists in elevated levels in your home, and to protect your family from radon, is to test.

4. “There doesn’t seem to be much proof that radon is a serious health problem.” The science on radon has been formidable over the years, but never before have we had such overwhelming scientific consensus that exposure to elevated levels of radon causes lung cancer in humans. In February of 1998, the National Academy of Sciences (NAS) presented the findings of their Biological Effects of Ionizing Radiation (BEIR) VI Report: “The Health Effects of Exposure to Indoor Radon”. This new report by the NAS is the most definitive accumulation of scientific data on indoor radon. The report confirms that radon is the second leading cause of lung cancer in the U.S. and that it is a serious public health problem. The study fully supports U.S. EOA estimates stating that radon causes between 15,000 and 22,000 lung cancer deaths per year.

5. “I don’t have time to test for radon!” Testing is as simple as opening a package, placing a radon detector in your home in a designated area, and, after the prescribed number of days (typically 2), sealing the detector back in the package and mailing it the lab. The whole process only takes a few minutes of your time.

FUN FACT FRIDAY (plus 24 hrs). Radon in drinking water. Radon is a gas that has no color, odor, or taste and comes from the natural radioactive breakdown of uranium in the ground. You can be exposed to radon by two main sources:

radon in the air in your home (frequently called "radon in indoor air") and

radon in drinking water.

Radon can get into the air your breathe and into the water you drink. While most of the radon in indoor air comes from soil underneath the home, radon gas can also dissolve and accumulate in water from underground sources (called ground water), such as wells. When water that contains radon is used in the home for showering, washing dishes, and cooking, radon gas escapes from the water and goes into the air. It is similar to carbonated soda drinks where carbon dioxide is dissolved in the soda and is released when you open the bottle. Some radon also stays in the water.

Radon is not a concern in water that comes from lakes, rivers, and reservoirs (called surface water), because the radon is released into the air before it ever arrives at your tap.

Is there radon in my water?
Not all drinking water contains radon. Radon is only a concern if your drinking water comes from underground, such as a well that pumps water from an aquifer, though not all water from underground sources contains radon.

If you have a private well: EPA recommends testing your drinking water for radon. Call the Safe Drinking Water Hotline (1-800-426-4791) which can provide phone numbers for your State laboratory certification office. Your State laboratory certification office or State radon office can direct you to laboratories which may be able to test your drinking water for radon.
If testing your private well shows that you have high levels of radon in your drinking water and you are concerned about it, there are some things you can do to improve the water. The most effective treatment you can apply is to remove radon from the water right before it enters your home. This is called point-of-entry treatment. There are two types of point- of-entry devices that remove radon from water:

Granular activated carbon (GAC) filters (which use activated carbon to remove the radon), and
Aeration devices (which bubble air through the water and carry radon gas out into the atmosphere through an exhaust fan).
GAC filters tend to cost less than aeration devices, however, radioactivity collects on the filter, which may cause a handling hazard and require special disposal methods for the filter.

Fun Fact Friday: BUYING, SELLING, BUILDING A HOME?
If you are buying or selling a home and need to make decisions about radon, consult EPA’s “Home Buyer’s and Seller’s Guide to Radon.” If you are selling a home that has a radon reduction system, inform potential buyers and supply them with information about your system’s operation and maintenance. If you are building a new home, consider that it is almost always less expensive to build radon-resistant features into new construction than it is to fix an existing home that has high radon levels. Ask your builder if he or she uses radon-resistant construction features. Your builder can refer to EPA’s document “Building Radon Out: A Step-by-Step Guide On How To Build Radon-Resistant Homes,” (https://www.epa.gov/radon/publications-about-radon) or your builder can work with a qualified contractor to design and install the proper radon reduction system. To find a qualified contractor contact your state radon office. All homes should be tested for radon and elevated radon levels should be reduced. Even new homes built with radon-resistant features should be tested after occupancy to ensure that radon levels are below 4 pCi/L. If you have a test result of 4 pCi/L or more, you can have a qualified mitigator add a vent fan to an existing passive system to further reduce the radon level in your home.

Fun Fact Friday
So, you are about to build your dream home and worried about radon. You ask yourself, "what should I do"? Well, here is some information from the EPA on testing prior to building.

Soil testing for radon is not recommended for determining whether a house should be built radon-resistant. Although soil testing can be done, it cannot rule out the possibility that radon could be a problem in the house you build on a lot. Even if soil testing reveals low levels of radon gas in the soil, the amount of radon that may enter the finished house cannot be accurately predicted because one cannot predict the impact that the site preparation will have on introducing new radon pathways or the extent to which a vacuum will be produced by the house. Furthermore, the cost of a single soil test for radon ranges from $70 to $150, and at least 4 to 8 tests could be required to accurately characterize the radon in the soil at a single building site. Therefore, the cost to perform the soil testing is very high when compared with installing the passive radon system in high radon potential areas (see the EPA Map of Radon Zones).

Why not wait to install the radon-resistant features until after the home is completed and a radon test is performed?

It is much easier and far less costly to prepare the sub-grade to improve the soil gas flow before the slab is cast. Also, the pipe for the radon-resistant system itself can be run more easily through the house before it is finished. This significantly improves aesthetics and can reduce subsequent system operating costs by planning to route the pipe through warm space to maximize passive operation of the system.

The best way to determine the radon level in a home: Test the home for radon after occupancy.
