It is almost surreal to realize that we have been living with the global pandemic for a year now. Almost one year ago to the day international travel was halted, the NBA suspended its season, and Tom Hanks & Rita Wilson contracted COVID-19. So much has happened since then that it seems like the past year has been a decade if not longer! But we have persevered, and we should take heed of what we’ve been able to accomplish and how our operations have changed over the past year.

One of the transformative effects of the COVID-19 pandemic has been the transition for many business sectors to long-term remote or work from home (WFH) situations. The longer that the pandemic continues, there is talk of WFH fatigue and the desire for employees to get back to the office. However, m...

Last year at this time, we were celebrating one of the most successful years in our industry and our anticipation for the year ahead was enthusiastic. Holiday parties, team member celebrations, client success events, these were just some of the annual rituals we took for granted. As 2019 rolled into 2020, the year was shaping up nicely and then we all know how drastically our expectations shifted by the end of March. Suddenly our plans were thrown out the window, budgets went up in flames, and one of the most painful aspects was furloughing or laying off team members we’ve worked with, trained, and enjoyed each other’s company for many years.

The hospitality industry continues to experience the extreme challenges presented by the ongoing global pandemic. Even as we adjust to life in the COVID era and the decrease in asset values throughout the hospitality industry, many owners are considering a sale of their hotels and many investors are eyeing an opportunity to purchase hotels at a significant discount from pre-pandemic values. In this five-part series of posts, we will review the Purchase and Sale Agreement (PSA), the legally binding contract for a hotel transaction.

Asset value continues to be a priority for owners as the COVID-19 pandemic persists. One of the areas where owners can realize long-term value is through the implementation of technology solutions. At one time hotels were leaders in the implementation of technology, e.g., indoor air conditioning was a mainstay in hotels long before it was in personal homes. But as the franchise model took hold and the brands ceded asset control to external owners, the cost for technology was shifted and many times hotel owners had other priorities with their hotels than continuously introducing new technology.

So much has changed with hotel operations since the COVID-19 pandemic began that it’s difficult to know where to begin when thinking about the impact on Food & Beverage (F&B) operations at your hotel. But for many hotels F&B was an important driver of revenue be it from restaurant operations, bar service, nightclub operations, catering and events business, or complimentary breakfast common at limited service hotels.

Maintaining asset value as we continue navigating the new normal of the COVID-19 era has proven challenging. For the past decade owners have been able to rely on trailing 12-month performance as described in a . The challenge is that as we are a few months into the dramatic drop off in operations, trailing 12-month performance is not a reliable indicator of typical operations. If we try to use future 12-month performance, there is a lack of credibility to this data as we do not know how long this downturn will continue.

Following the news can be a most depressing thing in the past month. The persistence of COVID-19 related illness and death, the ongoing global financial crisis, and the struggles of our medical professionals and other frontline personnel can seem overwhelming. The hospitality industry has only continued to struggle and while the government is attempting to replenish Paycheck Protection Program (PPP) funds, the program is stalled at the moment leaving too many small businesses, hotels and related businesses among them, struggling to survive.

The reality of the current COVID-19 crisis is still hitting us like a ton of bricks. Going into March our industry was riding high and suddenly, the entire world came to a screeching halt. Although the federal government is racing towards a bailout, we still do not know if it will be enough to help all of the hotels in the country, especially the large number of those that already took the painful decision to cease operations. After careful deliberation, you need to decide if continuing to operate is the right decision while balancing many variables. These include adhering to stringent health & safety guidelines, ever changing financial realities, and the desire to maintain strong operations once we come through this situation.

One of the changes hoteliers have adapted to in the past decade is the rise of the dual-branded property. While these are commonly housed within one building, a complimentary opportunity that has more longevity is the hotel campus. This is when multiple hotels – usually two but sometimes more – occupy the same parking lot and may even have shared amenities.
