Tall Pines Estates – FAQs

Do you have to be 55 or older to reside in Tall Pines Estates? Tall Pines Estates is a 55 and older community; however, there is some flexibility if you are 50 or over. Our community must remain 80% occupied by residents who are 55 and older.

As a Resident, what are my responsibilities? It is important to read the Rules and Regulations Lease Agreement thoroughly and ask questions about anything that you may not understand. In general,
Residents are responsible for:
• Home Utilities, exclusive of those provided in the lease
• Cleanliness and safety of the leased premises, lot, and surrounding area
• Curb appeal of each lot and home
• Pressure wash home, carport, awnings, storage building yearly
• Lawn care
• Proper disposal of trash
• Compliance with all community rules and regulations
• Consideration for your neighbors
• Following the terms of your lease agreement

Do you have homes for sale and for rent? All of our homes in Tall Pines Estates are privately owned by Residents. The Resident pay a lot rental fee each month, which covers infrastructure and service cost. We do occasionally have homes available for sale either new custom ordered homes or for sale by owner homes. It’s best to contact the office to inquire about the most up-to-date availability. We do not allow rental or subleased homes in our community.

I purchased a manufactured home elsewhere; can I move it into your community? Yes. Prospective Residents interested in bringing in their own home to Tall Pines Estates can call office management (423)332-1580. We do require the home meet our community standards before the home can be moved into our community.

What kind of agreement is required just for the leased lot? We require a Rules and Regulations Lease Agreement Application be filled out before approval. There is an application fee that includes a financial and criminal background check.

Where can I review a copy of the current community Rules and Regulations Agreement? You may contact the on-site management office (423)332-1580 or stop in during business hours (9A.M.-5P.M.) (M-F) to request a blank copy for review.

When is my rent due? All charges including rent are due on the 1st of the month. Any payments received after the close on the 5th of the month will be considered late, and will be subject to applicable late fees, as outlined in your prospective lease agreement.

What are acceptable forms of payment? In person payments can be made with a money order, cashier’s check, cash, or personal check. Payments can also be made via online banking systems. Payments in advance are accepted. We do have a drop-box next to the front office door for after-hours payments just no cash payment in drop-box.

What happens if I am unable to pay my rent? You’ll first need to communicate this to the office management. If your payment is not received by the fifth of the month, you will receive a second invoice along with a 3-to-5-day demand notice. If your payment is not made within the required time limit (as outlined in the notice) eviction proceedings will begin.

Another adult wants to come live with me, is that allowed? All prospective residents/occupants must apply and be approved through our application process. The additional adult needs to apply and receive approval through the management office prior to residing in the home/community. If the adult is not approved through the application process, the adult is not allowed to reside in the community. Please refer to your agreement for more information. Residents who house unapproved residents/occupants will be subject to eviction proceedings.

What if I suspect danger or I have a life-threatening emergency? Call 911

Is Tall Pines Estates pet friendly? Yes. However, due to insurance reasons, we are not able to accept aggressive dogs or aggressive breeds. All pets must be indoors pet. Cats must be indoor breeds. Dog must not be bigger than 30 pounds. All pets must be registered within the management office, proof of rabies vaccination documents required.

Where will I get my mail when I become Resident? We have cluster boxes near the office. Once you’ve signed a lease agreement and approved to live in Tall Pines Estates your will be provided with one mailbox key. You're welcome to get duplicates made.

Can I use the pavilion for private events? Currently, we rent out the pavilion to Residents only. Reservations are required in advance, other terms apply, contact the management office for more information. Please pick up trash after and don’t leave a mess.

Can I have a small event at the pavilion without renting it privately? Yes. Residents are welcome to use the pavilion as much as they want. We encourage Residents to use the pavilion. It’s a perfect space to have a picnic, small gathering, or birthday party however if you're planning on having a large gathering, we prefer that reservations are made. Please pick up trash after and don’t leave a mess.

Is the community safe? We strive to create a clean, safe and enjoyable environment for our Residents to reside in. We take pride in our policies and processes that aid in us reaching this goal. You may contact the local police department to inquire about the activity within our community.

Should I carry homeowners' insurance? If you own a manufactured home, you should protect your investment with homeowner’s insurance.
