Trump's "One Big Beautiful Bill" is expected to be fully approved by friday (July 4th).
Im not a fan... but regardless we have no control, and must embrace change 🤷
Im really worried for my foreign/Latin friends. So much money is being put towards immigration enforcement while making it harder for them to establish citizenship, higher fees, and more harsh punishments.
They are not the problem.
Our biggest issue is our national debt,
And This bill not only doesn't address it, but will undoubtedly add even more of a deficit.
Dark days ahead.. especially for low-middle income households, and with it Homeownership will become more and more of a challenge for Americans. Which is a massive step in the wrong direction.
Time to cut needless spending, save money, plan, innovate, stay focused and stick together. Do this and we can come out on top.

MLS indicates home prices in Georgia are back on an upward trend.
The supply of homes is up, while buying demand and the amount of homes selling have continued to fall since January.
This is good news for buyers but even so the rate of inflation, interest rates, and prices still remain high. We still have a housing crisis on our hands, and the data is looking pretty scary for the future.
Keep in mind this is the median sale prices coming from the entire state of Georgia. Local markets can vary.. and despite these facts, I'm still seeing price cuts, homes sitting on the market for longer, and opportunities for great deals. Luckily they had insurance.
Homeowners insurance typically covers not just the physical structure of your home, but also your personal belongings, liability protection, and additional living expenses in case your home becomes uninhabitable.

Yes, anytime you pay for any kind of insurance there is a risk that you will never use it.
But if one of these unforeseeable, disasters do happen to you. It'll save your home, and save you tens of thousands of dollars

These are all phishing attempts to get you to click on a fake link that will compromise your account, your passwords and even your credit/debt information.
These hackers can come in many different forms (including friends and families accounts).
Whatever you do.. dont click on any skeptical or unknown links!

As a real estate agent whose passion is helping people build generational wealth, i absolutely love that I am able to secure my commission from the listing agent/seller, making my services free to my buyer clients.
As of mid-July the way real estate agents get thier commission will be changing.

When representing a buyer, agents will no longer receive automatic commissions. under new rules Buyers' brokers must now negotiate their commission with buyers. This change will increase financial pressure on buyers in an already challenging market.

Home buyers already have so much pressure to deal with. Including low supply, inflated prices, AND record high interest rates! So while your average buyer is already cashing out they're entire life savings to afford a mortgage.. they will also be expected to pay for thier agent.
This change will go into effect in mid-july 2024.
As of now I am still able to offer buyer services at no cost to my clients.
If you have been on the fence about purchasing this may be the perfect time to get off and start having those conversations.
