Best indicator is who is hiring most and the numbers are just out: as of May, the number of hires increased in 10 states, decreased in 3 states, and was little changed in 37 states. The largest increases in the hires occurred in Pennsylvania (+45,000), Arizona (+34,000), and Ohio (+28,000). Looking for a job? Best indicator is job opening rate, and the map shows Louisiana has 114,000 jobs available or 5.4% of total jobs.

30 year mortgage rate today is 6.81%, the highest in 20 years, but the all time high was 18% in 1980. Rates are driven by inflation expectations, which are driven by shortages. In 1980, OPEC reduced oil supply which drove oil prices. In 2022, COVID choked China supply lines while consumers spent heavily, driving prices up. Both supply/demand imbalances did not last. Got a lease tied to inflation? Just out: inflation is only 2.6% for the 12 months ending October, after rising 2.4 % over the 12 months ending September. Gas decreased 4.9 % but food increased 2.1 %. Only airline fares are driving inflation.
