Larmenier Village Cape Town (LVCT) is located in the grounds of Nazareth House in Vredehoek, on the slopes of Table Mountain. The estate of hectares is dominated by the stone convent, built in 1902 and the chapel, designed by Sir Herbert Baker in 1916. The Village residential units comprise a mix of apartments and cottages of different sizes, as well as a clubhouse and a Health Care Centre. The Village is owned by the Sisters of Nazareth. They established the Village in order to provide funding for their charitable work. Nazareth House provides a loving and secure home environment for abandoned, neglected, disabled and orphaned children as well as a last resting place for children with terminal conditions. The Sisters also provides residential care for frail aged men and women in desperate need. The Victoire Larmenier Foundation (VLF) based in Pretoria, acts as the financial bridge between the Nazareth Houses and the Larmenier Villages. The VLF consists of 9 trustees, 5 Sisters and 4 lay people, with the Sisters having a deciding vote. Life Rights
LVCT operates on the Life Rights principle. In terms of the Housing Development for the Retired Persons Act No 65 of 1988, a life right entitles the occupant and/or his or her partner to the exclusive use of their unit during their lifetime, dependant on health. On the termination of the right of occupation (by death or by leaving the Village) and resale, in Larmenier Village the occupant or the estate will receive the amount originally paid for the unit. Additional improvements of a permanent nature may be included as extras, subject to the approval of the VLF and are added to the value of the cottage on resale. The Village is run by an elected Committee of the LVCT Management Association (which consists of all the life rights holders). The Committee is elected annually at the annual general meeting. The Committee normally holds meetings monthly. The General Manager and staff are directly employed by the Management Association. Management costs are covered by monthly levies which are established at the time that a resident enters into an agreement with the VLF.
