In 2026 there will no shortage of reasons why you will feel you cannot do property or this is not the right time to do property...like family emergencies, work pressures, kids demands on your time, geopolitical chaos and the inevitable un-budgeted expenses

The 🔑 will be how you respond to those real challenges life will throw at you

Because the property market is not going to wait for you. The train is moving and is moving quite fast...and the final destination is financial independence

And to invest in property without expert support, professional tools and adequate knowledge is frankly...plain silly, if not just dangerous

Focus on your mindset first and in particular on a positive attitude. Be Positive that:

- investing in the right property, at the right price, in the right area, with the right funding and with the right tenants remains the most proven, low-risk way to build wealth and cash flow for you, your Family and generations to come

I also had my "unfair" share of nightmare tenants, under-performing properties and finance deals declined by the banks...but that did not stop me and I am ever thankful for that.

Just because your 2025 in Property wasn't great...
it doesn't mean that you will not do much better in 2026

Just because the banks don't want to give you a home loan...
it doesn't mean that you cannot find a different way to fund a great deal

Just because your first property investment did not live up to your expectations...
it does not mean that investing in property does not work

Just because you had a nightmare tenant...
it doesn't mean that all tenants are a nightmare

Just because you did not have time for property in 2025...
it doesn't mean that you will not get rid of "time vampires" in 2026

Just because you did not have attend the Hacker Shows in 2025...
it doesn't mean that you will not attend the first one on 20th January

Just because it looks far and difficult...
it doesn't mean that you will not achieve your Financial Independence

How would I describe the Residential Property Market in 2025 ? Firstly, here are 3 numbers you cannot ignore:
👌House prices have increased on average across SA by 4% (and as much as 8.0% in the Western Cape)

👌Rentals have increased on average across SA by 4.9% (and as much as 7.0% in the Western Cape)

👌Freehold (FH) property prices were up 4.9% against sectional titles at 3.4%. I told you at the start of 2025 to favour FH where possible :-)

And here are 2 words to describe the residential property market in 2025:

❌ UNFAIR - some investors did great, some did just ok, some did poorly. The difference? Simple! Buying the right property, in the right area, at the right price, with the right funding and placing the right tenant.

❌ DEFIANT - economic growth remained lacklustre, consumer and business confidence shaky at best, local and international political drama was an everyday affair... and despite all of that, the property market performed better than anybody predicted. And the best is still ahead...for those that understand that....

It's never too late to do the right thing. Invest in Property ONLY with the right local and practical knowledge, tools, and support.

BREAKING NEWS! Interest rates are 0.25% lower from tomorrow on your home loan (and vehicle finance or credit card) - the announcement by the Governor of the South African Bank was made just a few minutes ago.

Lower interest rates can be "the best of times" or the "worst of times" depending on a number of factors, including your property strategy, funding strategy, acquisition strategy and many other factors.

🚨 Beware estate agents and developers selling the story that "with lower interest rates, this is the best time to buy property"...as in most cases they just want you to buy the property so that they can make their profit, and they don't really care whether YOU are going to make money or not.

https://www.moneyweb.co.za/news/economy/sa-inflation-quickens-on-eve-of-rate-decision/ with inflation at 3.6% against the new target of 3%, what will the South African Reserve Bank do tomorrow when they announce their rate decision? Your guess is as good as mine, but I'll surely post an update here tomorrow once we all know. A 0.25% interest rate reduction might be a small tailwind but definitely not enough to have any significant impact on the demand side to significantly alter the supply - demand equation...at least not yet..

Consumer prices rose 3.6%, compared with 3.4% in September.
