Paradyskloof Villas is a retirement village in Stellenbosch, in the heart of the Cape Winelands. The estate was developed in 1992 and boasts 58 Villas, as well as a community centre that houses a dining room, lounge and healthcare centre. It offers an enviable lifestyle, set in a naturally beautiful landscape, with spectacular views of the mountains and vineyards.
On entering the complex one is confronted by the majestic backdrop of the Simonsberg and the Stellenbosch Mountain. The central dam, frequented by ducks and stocked with Koi fish, further enhances the serene atmosphere. Open areas are ample in the landscaped design and innovative layout offers plenty of space between the Villas. Here one can live well and breathe freely, at peace with nature and the beautiful environment .
The Villas are individually owned. Some of the homes have two bedrooms, two bathrooms and a garage, whereas larger ones have three bedrooms, two bathrooms and a double garage.
Every Villa prides itself with a small established private garden, which is serviced by a skilled maintenance team. Gardeners are welcome to care for their own garden.
Monthly levies cover expenses such as security, maintenance of the grounds and buildings, insurance, administration and municipal water. Property rates and electricity are not included in the monthly levy.
The owners are responsible for the sale or rental of their Villa. When selling their unit they are liable for a 5% sales levy, based on the market value of their Villa. This sales levy is used for the upgrading and maintenance of the complex.

Grounds:
The idyllic landscaped garden of the estate offers several ways of spending pleasurable times of sport and leisure. The abundance of public space makes it possible for residents to go for walks within the estate or to rest a while on a bench enjoying the garden with its big trees and streams. A tennis court and swimming pool are welcome assets for sporty residents. For those who wish to entertain al fresco in small groups there is a braai-lapa, contributing towards a lifestyle of fulfillment. Good paving offers safe pathways throughout the entire property.
Dining room:
The residents’ stylish communal dining room has a panoramic view over Stellenbosch Mountain and the dam. Tasty, on-site prepared meals are offered daily. The residents are entitled to a number of free meals per month. Take-away meals are also popular.
In consultation with the catering committee, the catering company regularly treats residents to fun-filled, theme-based gourmet meals such as on Valentine’s Day. Guests are always welcome, especially for the Sunday three-course lunches.
Community Centre:
Besides the regular happy socializing in the comfortable lounge, the community centre also hosts a variety of events where residents can enjoy talks by guest speakers, music recitals, themed dinner parties or church services.
Frequent visits by the Stellenbosch mobile library provides an ideal
opportunity for residents to exchange their books.
Security
The physical security of our residents is of prime concern. Paradyskloof Villas is secured by an electrified boundary fence and cameras. Access to the estate is monitored from a single entrance with a remote-controlled gate and camera surveillance. Visitors and staff need to contact the respective owner to gain entrance into the estate. There is a 24-hour armed response service, in addition to the camera surveillance on the perimeter of the estate. The security company works closely together with the Manager to maintain stringent security standards and watertight control, which are vital features of security at Paradyskloof Villas.
Healthcare and Paradys Palm
Residents of Paradyskloof Villas can be confident that supportive health care is always at hand, as nursing care is available 24 hours a day. All residents are equipped with a panic button which is linked directly to the healthcare facility in case of emergencies.
Various home care services are provided according to the needs of individual residents. These include daily home visits to persons who are not mobile, assistance with personal care, blood pressure monitoring, attention to minor medical problems and reference to the patient’s personal medical doctor, where required.
Paradys Palm is a small, personalised healthcare centre committed to the wellbeing of our residents. It offers frail care services for both long- and short-term stays, as well as homecare services. Primary and emergency medical services are provided to fulfill the needs and requirements of patients.
The fully equipped healthcare centre houses a 12-roomed healthcare facility with single or sharing accommodation available. Residents have the first option for available rooms and they all reflect with high regard of their care in the Palm following an operation or illness.
Management of Paradyskloof Villas
Retirement Village
Paradyskloof Villas is registered as a Sectional Title Scheme in terms of the Sectional Title Act. It is managed by an experienced and competent Scheme Manager who reports directly to the Board of Trustees of the Estate. The Trustees are annually elected during the Annual General Meeting. Management and other issues which might occur from time to time are addressed by The Trustees during their monthly meeting. Minutes of these meeting are available to ensure transparency and a monthly newsletter keeps all residents informed of decisions, gathering and matters of general interest.

Healthcare Centre
Paradys Palm is a non-profit company established in August 2009 by the Trustees of the retirement village. Its Board is elected by the members of the company, who comprise members of the Body Corporate of Paradyskloof Villas.
The Directors of the non-profit company have been chosen for their expertise in their specific fields. The management team is there to execute the decisions made by the Board and to ensure professional day-to-day running of the healthcare centre.
