Perth didn’t follow the east-coast script in 2025.

Compared to Sydney/Melbourne, Perth had:
• lower industrial vacancy (in some precincts, under 1%)
• far less space being sub-let
• some of the strongest land value growth nationally

Translation: WA industrial is still tight, still valuable, and still hard to replace once you’ve got it.

If you’re in Perth, the real question isn’t “can I find something?” It’s “am I using the land and building I’ve got in the smartest way possible?”

2025 was the year Australia’s industrial market came off the sugar high and settled into “normal busy”.

Big picture:
• demand eased for the very large sheds, but sub-10,000 sqm stayed active
• a wave of new east-coast supply pushed vacancy up from record lows
• rents largely held, while incentives did more of the work
• investor interest in industrial remained strong

Rather than a downturn, it’s been a reset: more choice, more measured negotiation, and a return to fundamentals.

Here in Perth, we’re kicking off 2026 with projects moving into gear across the north, south and eastern industrial corridors – with activity in Bassendean, Kelmscott, Wattleup, Cockburn, Muchea and Neerabup already setting the tone for another busy year.

There’s a different kind of satisfaction that comes with the last sweep of a new industrial floor. At 93 Mulgul Road in Malaga, the site has slowly shifted from drawings and dust to a workshop and office that’s ready for Alloy Steel to move in and get back to doing what they do best.

The design work happened months ago; the real story is in the day-to-day decisions on site – how trucks will actually swing in off Mulgul Road, how equipment will move through the workshop, where people walk, work and stay safe. Seeing that come together in one of Perth’s most established industrial pockets is a pretty good way to round out the year.

Perth’s industrial strips are still doing the heavy lifting for WA. Vacancy is sitting at some of the lowest levels in the country – close to 2% – and you can feel it on the ground in places like Kewdale, Kenwick, Malaga, Wangara, Neerabup, Bassendean, Bayswater, Cockburn and Bibra Lake.

New warehouses and workshops aren’t just “more sheds”; they’re becoming critical infrastructure for logistics, manufacturing, mining services and defence-adjacent industries. The crew is out there most days in these pockets of Perth, watching designs turn into hardstand, cranes and operational floorspace that keeps freight moving and production running. It’s a good reminder that industrial land isn’t background scenery – it’s where a lot of WA’s economy quietly gets done.

The eastern side of Perth’s industrial network has been steadily finding its rhythm, and Midvale is right in the mix.

This month, the team is putting the finishing touches on a new facility for Rugged Xtremes at 11 Elmsfield Road. The design has been shaped around how their business actually runs day to day – how product moves, how vehicles come and go, and how people work safely and comfortably on site.

Midvale’s position on the gateway to Hazelmere, Forrestfield and the wider freight network makes it a practical base for businesses that need quick connection east and into the metro area. It’s one of those locations that doesn’t shout for attention but quietly does a lot of work in the background for WA industry.

The last pours are done, the final panels are in, and the cranes are heading off to their next jobs. It’s been a big year on sites across Malaga, Wangara, Kewdale, Kenwick, Hope Valley, Naval Base, Neerabup, Bassendean, Bayswater, Cockburn, Bibra Lake and beyond – all the places that keep WA’s industrial heartbeat steady.

The year is wrapping up with handovers in Malaga for Alloy Steel and Midvale for Rugged Xtremes, plus plenty of projects ticking along behind the scenes ready for 2026.

The team is now getting ready to down tools from 19 December and reset with family and friends. Work boots go back on from 12 January, rested and ready for another year of early starts, panel lifts and problem-solving in Perth’s industrial corridors.

Thank you to every client, consultant, subcontractor and supplier who has been part of this year. Wishing you a safe Christmas and a calm start to the new year.
